Want Your Pet To Have That Gorgeous Shiny Coat?
The coat of fur on your precious pet speaks tremendously about their health condition. In addition to giving your pet a loving family, regular grooming and wholesome natural diet with adequate supplementation will help ensure their fur coat shine vibrantly. People are bound to envy their gorgeous coat and you can be assured that it comes along with optimum health and vitality as well.
Here are some basics that can help you achieve that silky lustrous coat on your pet that other dog owners envy. For this to work, ensure your pet gets proper healthy nutrition daily, daily exercise and of course, a loving family to ensure faster result. An unhappy dog in a family that does not love them will not look good for sure! So make sure you spend some time with your pet daily no matter how busy you are. It makes a lot of difference to them even if it is just for 10 minutes a day of quality time to cuddle, massage or just be with them doing nothing.
Groom Regularly
Groom them regularly (daily preferred even for short hair coat), this also control shedding. Talk to your local pet shop to ask for recommendation for the coat type of the breed. Some combs/brushes are more suitable for different breed type. Ensure that the brush or comb is quality brush or comb so as not to cause discomfort to your dog. Rounded tip bristle is best as it does not hurt the skin and grooming a more pleasant experience for your pet. Things to note when grooming your furry friend
1) Brush or comb in the direction of the hair growth.
2) Place a non slip matt if your floor is too smooth.
3) Talk to your dog and calm him during the session if he fidgets.
Supplementation
Supplement your dog with omega oil to get that shinny gorgeous looking coat of fur. You may use Salmon oil or organic flaxseed oil if their coat appears dry, brittle or have dander problems. These supplements can be easily purchased at your local pet shop or pharmacy. Check to ensure the dosage is administered correctly according to their weight.
Things to note when purchasing flaxseed oil
1) Check for expiry date, oil left on the shelve for too long can turn rancid especially if the bottles are exposed to light source
2) Get brands that have dark bottles where light source cannot damage the oil quality.
3) Check to ensure that administration of oil is also convenient. I personally prefer the squeezable bottles so there is no mess and no excess leakage problems.
4) Get organic range flaxseed oil. It costs a little more but it is well worth it!

Aperture Cards - Send Something A Little Different
Although every hand made card has its own style and unique qualities sometimes it is nice to try something new and a little different.
When making my own handmade cards I tend to use decoupage because I can sit and watch TV one night and do all the cutting out and piecing the decoupage together then the next night I can make the cards up.
I recently started to have a look at aperture cards and found that they can be extremely versatile and you can really come up with some interesting and varied idea
An aperture card is a card that has a template cut out of it. These designs can be as simple or as complex as you like.
You can create your own aperture cards by cutting the aperture yourself however if you are new to card making I would start off by purchasing some ready made aperture cards and have a few practice runs to see what you can come up with.
One of the most effective ways of making an aperture card interact is by turning it into a shaker card.
Step 1 - turn the aperture card over so you are looking at the back of the card. Place double sided tape around the template or simply cover all sides of the card. You will then need to place acetate over the back of the card securing it with the tape you have just attached.
Step 2 - carefully place 3d foam all around the aperture, take care not to leave any gaps or the contents will fall out.
Step 3 - removed the backs of the foam pads, although you may think this is looking messy and unattractive do not worry this will all be hidden. Gently pour glitter, confetti or very small beads into the cavity you have just created.
BIG TIP - you will not need to add many beads or glitter, remember you need enough space for them to move around giving the 'shaker' effect. This is something you will be able to judge better once you have created a few aperture card
Step 4 - fold over the extra piece of card making sure that it is the correct side so the card opens the right way, a beginner may find marking this side with an x before you begin helpful
Step 5 - turn the card over and admire what you have created. You can decorate the front of your card as normal.
When I first started to make aperture cards I would look at the card and think what can I do with this but after a while you will get ideas and come up with some wonderful new ways to make exciting card
Once you have mastered it you can then have a go at designing your own aperture cards.

How To Use Alcohol Inks
Using alcohol inks is something I have not tried before and to be honest I was a little apprehensive, looking at all the different pots of inks, mixers and blending solutions it appeared to be a complex and difficult craft to master.
Alcohol inks are dye based multi surface inks that can be used on a variety of surfaces including glossy paper, dominos, plastic, metal, shrink plastic metal foil, glass and many other material
Each color of alcohol ink can be intermixed and should be used with a blending solution which can be used to lighten, blend and even remove color
There are also four mixatives, gold, silver, pearl and copper. Together with inks that can be used along side the alcohol inks. They are more solid in colour and have a metallic look to them.
Before you use your inks make sure that the room you are using is well ventilated as they have a strong chemical smell.
You will need a small piece of felt and a small wooden block, or you could make one your self using some wood and some Velcro so you can change the felt when you need to.
Decide which surface you are going to use. If you are making backing paper then I find shiny paper works really well. Choose your ink colors, you can use as many different colors as you like but I tend to stick to just two or three.
Place a few drops of one of the alcohol inks directly onto the felt pad and dab randomly over the paper. Select a different color and repeat the process until the desired look is achieved.
There is no right or wrong way to do this, you can experiment and see what you like the best.
Add a few drops of the blending solution onto the felt pad and dab all over your piece of paper, this will blend the colours together and give them a softer look.
If you would like your design to have a metallic feel then add a few drops of the mixative and once again dab your paper until you are happy wit how it look
You can also drop the inks directly onto the surface of the chosen material and add the blending solution in the same way, this will produce a totally different look but will require more ink to be used.
Alcohol inks can be used on so many different materials before you know it you will be changing the color and look of plastic pots and your photo frame
By using the gold and rustic looking inks you can make an old photo really stand out by decorating the frame making it look aged but not tatty.
Do not be afraid to experiment, you can add as many layers as you like until you get your desired effect.

Online Data Storage Or Tape Backup - What's Better?
There's a certain appeal, granted, to having all your business data - customer files, order information, organizational data - right there on tape, disc or zip drive on your own servers in your own offices or stored nearby.
Media based technologies once were, in fact, the most popular means for backing up crucial business data. However, these solutions have an escalating total cost of ownership and simply don't provide the most secure data protection available today. As the business' data grows, additional tapes, zip disks and CDs must be purchased, driving up equipment and maintenance cost

What if there's a fire? What if the fire, itself, is put out before much damage is done, but the sprinkler systems have gone off, drenching your IT facility along with everything else? A Look At The World of Warcraft Character The Warrior
Warriors can be a raging berserker or an iron-clad juggernaut, capable of withstanding tremendous attacks while protecting their allies from harm. They have a wide variety of attacks that do everything from cripple their enemies, to dealing massive amounts of damage in a single retaliatory blow, and enhancing their allies' fighting ability with battle shouts. They excel at fighting multiple opponents at once, gaining rage from every blow dealt or received to unleash their attacks. Warriors are a versatile class with a variety of play-styles to choose from.
Warriors excel in melee combat and play the role of damage dealer or tank. Rather than relying on mana to power their abilities, warriors use rage which, like a rogue's energy, is limited to 100 points. Rage builds up as the warrior deals or receives damage. Rage decays rapidly when out of combat, although warriors have some abilities that enable them to stay in combat and generate rage.
Warriors have three different 'stances' that they can switch between depending on their situation. 'Battle' stance is the normal, default stance. It reduces threat generation slightly and has no negative effects. 'Defensive' stance increases threat generation and decreases damage taken and dealt. This stance is generally used for tanking. 'Berserker' stance increases critical strike chance, damage taken, and reduces threat generation slightly.
Most warrior attacks and abilities require them to be in a specific stance. Switching stances reduces rage to 0. At level 20, warriors can learn the passive ability, 'Stance Mastery', which allows a maximum amount of 10 rage to stay with them when they change stances. The Protection talent, Tactical Mastery, allows the warrior to retain an additional 15 rage when changing stances, which means that the total possible amount of rage retained is 25.
Warriors, like all other classes, have three talent trees. The 'fury' talent tree increases rage generation and is good for dual wielding. 'Arms' improves burst damage and usage of two-handed weapons. The protection talent tree is the only one of the three that isn't intended for improved damage instead it increases defensive skills and threat generation.
Here are some examples of their skills
Whirlwind - An attack spell that sends the caster into a berserk fury, creating a destructive force that damages nearby enemies within a small area of effect.
Defensive Stance - A technique for warding off enemy attacks. When used, this skill increases the character's armor rating for a little while.
Shield Bash - A skill that allows the Warrior to strike enemies with a shield, stunning them for a short period of time.

Why Should You Earn Your High School Diploma?
There are many reasons and excuses that one makes to drop out of high school. Brothers Ride Adult Stem Cell Express from Heart Failure to Health
Faced with massive heart problems beyond conventional help American brothers John and Walter Homeier traveled to Bangkok to receive the very latest in adult stem cell therapy for the failing heart. Fourteen months later the older brother, John, is back doing what he used to do before his illness - playing golf, walking as far as he likes and working every day. Younger brother, Walter, just one month after his treatment is already doing well, reporting that his energy is improving day by day.

What American Idol and Small Business Have in Common
American Idol has become the fixation of the American public, a television show that will be remembered for years to come even after it will eventually stop showing. A show that definitely has brought much success to many people. Some very well know and others who have discovered stardom overnight.
Every Tuesday night I sit down with my daughters to watch American Idol and speculate who will win who will not and on it goes. Like all of you I've been pasted to the T.V. for the past few months enjoying all that I see on American Idol. But this season has been very interesting, that is if you watch very closely.
The first thing is American Idol is not always a singing contest. Yes, Simon will say get off it and let's vote who is the best singer. But the fact of the matter is many times American Idol is a popularity contest. It does not matter who can sing the best but who entertains the best. Unfair for those who are really talented as you saw with Melinda Doolittle. She was unbelievable and flawless but not as popular as Jordin Sparks. I also realistically thought that Melinda was predictable. We always knew her performance was going to be perfect.
The other thing I learned about American Idol is the American public is looking for a rags to riches story. Like the no body or nothing singer for the country side who becomes a super star. Or- the seventeen year old Jordin Sparks who becomes a super star at such a young age. American loves a little story-
But what does this have to do with small business? Pretty simple.
Some small businesses you will see are very busy successful and its based on popularity in a community. Does this center have the best service or the best products and equipment? Maybe or maybe not.
People are drawn to a small business for a variety of reasons- some of which maybe its just the place to go. My friend told me to go there, or my boss goes there. They said it was ok. It does not always mean that they have the best service or the best people working for them. Other variables that fall into consideration are competition in the community, the size, demand and so on goes the list of factor

What Bass Fishing Gear Should I Take Fishing?

Bass fishing reports are supposed to help you determine where and if bass fishing is good. These reports are available for specific areas of the country, individual states, and sometimes even particular lakes. What information should you look for or provide in good reports that are actually helpful to anglers seeking such assistance?
Number 1 Where is the bass? This may seem like a simple enough task, but the reports sometimes forget to include important pieces of information regarding the specific location of the bass. First, you need to find a report for your location - that could be a particular lake or river, a region, or even the entire state. This report should have recently updated information regarding the best bodies of water to fish at that time of the year. However, location should be more specific than that. Are the bass in the shallows near the shore, or have they crept out into the center of the lake where the water is deeper? Are they on their way upstream or suspended in the lakes? Basics Of The Pin Tumbler Lock And Its History
The basics of the pin tumbler lock goes back to 2000 BC in Egypt. the lock consisted of a wooden post affixed to the door, and a horizontal bolt that slid into the post. The bolt had north to south openings into which fitted a set of pins. These could be lifted, using a key, to a sufficient height to allow the bolt to move and unlock the door.
Inventor Linus Yale, Sr. patented a pin tumbler lock in 1848, a designthat was improved and patented by his son, Linus Yale, Jr. He did this in 1861 Yale, Jr.'s is the same design used in pin tumbler locks today.
The pin tumbler is most commonly used in cylinder locks but is used in other applications also. In this type of lock, an outer casing has a cylindrical hole in which the plug is housed. To open the lock, the plug must rotate.
The plug has a straight shaped slot known as the keyway at one end to allow the key to enter the plug the other end may have a cam or lever which activates a mechanism to retract a locking bolt. The keyway often has protruding ledges which serve to prevent the key pins from falling into the plug, and to make the lock more resistant to picking. A series of holes, typically five or six of them, are drilled vertically into the plug.
These holes contain key pins of various lengths, which are rounded to permit the key to slide over them easily.
Above each key pin is a corresponding set of driver pins, which are spring-loaded. Simpler locks have only one driver pin for each key pin, but locks requiring multi keyed entry, such as a group of locks having a master key, may have extra driver pins known as spacer pins. The outer casing has several vertical shafts, which hold the spring loaded pin

When the plug and outer casing are assembled, the pins are pushed down into the plug by the springs. The point where the plug and cylinder meet is called the shear point. With a key properly cut and inserted into the groove on the end of the plug, the pins will rise causing them to align exactly at the shear point. This allows the plug to rotate, thus opening the lock. When the key is not in the lock, the pins straddle the shear point, preventing the plug from rotating.
Sets of locks with a master key will have one set of shear points that are identical to the others in the set and one set that is unique to that specific lock.

How To Pull Out Bass In Popular Fishing Lakes
Bass fishing is probably the most popular form of sport fishing in the United States. While bass can be caught in rivers, streams, lakes, and sometimes even in salt water bodies, lakes are probably the most common areas fished for large bass. If you're a newcomer to the sport and want to get in on the fun, here are some of the best bass fishing lakes in the United States where you can guarantee a good catch on the first run.
Texas is full of great bass fishing lakes to visit, but many of the latest reports point anglers toward Lake Ray Roberts, in the North Texas Dallas/Fort Worth area. Water temperatures in the early part of March range between 58 and 68 degrees, and there is a wide variety of water to fish, ranging from quite murky to crystal clear. The lake is quite shallow, meaning it stays warm through most of the year and is a great breeding ground for bass. Levels good for bass fishing range from about 6-10 feet, and you can easily catch 5-8 pound specimens with smoky, purple, blue and black jigs. Also try light colored spinner and chatter baits in warmer waters (less than 4 feet deep) for excellent results. Lake Tawakonee is also popular for black and white bass. Beware of the excited angler, however. Some of the fishermen around this lake tend to become territorial and are not thrilled to the prospect of newcomers! Find a cove of your own, and you can fish all you want - the lake is full of bass, and you won't be disappointed, regardless of your position.
If you just move a few hundred miles north to Missouri and you will also find bass fishing lakes with great opportunity. Table Rock Lake is quite popular for bass fishing. Try the waters from mid to late May for temperatures between 65 and 70 degrees, which bring lots of activity from these fish. Around the Kimberling City area of the lake, you should target the shady side of the docks with a jig/craw combo. In and around the dam, you'll also find success with shaky head worms around the points, where smallmouth bass tend to congregate. Also take a whack at Stockton Lake, especially around secondary points. Carolina rigs tend to be effective here, while jig and craw can attract quite a catch above the bridges.

The Burning Legion now feeds them their powers, allowing them to channel destructive energies and call upon the powerful emissaries of their demon masters. Their strengths lie in the resourcefulness of their summoned minions and their ability to inflict pain and destruction with spell
One unique ability of warlocks is their power to summon demons to their aid. A warlock can summon four types of demons binding them indefinitely until death or dismissal. These four types of demons are the Imp, Voidwalker, Succubus, and Felhunter. A warlock who puts 41 or more points into demonology may also learn to summon a Felguard as a loyal servant. All warlocks can also call an Infernal to rain down as a meteor or perform the sacrificial Ritual of Doom to spawn a Doomguard however, these two demons are able to break free of their master's control, making them hazardous allies. A warlock player may command only one demon at a time.
Warlocks also can summon demonic steeds to speed up their travel. They also possess the ability to create the Eye of Kilrogg. Warlocks also have the ability to track and enslave demons in the wild. In addition to enslaving demons, Warlocks also have the spell called Banish which allows them to remove a demon or elemental creature from the temporal world for a short period of time.
Warlocks are able to drain the souls of their enemies to create Soul Shards, which are required reagents for many of their abilities. The summoning of Voidwalker, Succubus, Felhunter and Felguard all require a Soul Shard. Using a Soul Shard, a warlock and two other players can perform the Ritual of Summoning to summon other players to their location.
Warlocks can create several conjured items called "Stones" from Soul Shards. Warlocks also possess curses with a variety of effect

According to the Harvard Business Review (Feb, 2007), self-awareness has just been recognized as the most important capability for leaders to develop. I would add that this is a quality that is beneficial for anyone to develop. After all, we are all leaders somewhere in our lives aren't we? Emotions can play an important role in our careers, education, at home, in our community, and in all our relationships.
Ever find that you get upset easily or fairly regularly? Maybe you feel overwhelmed most of the time, stressed out, or even tired?
Remember the old joke, "Doc, my arm hurts when I move it like this. What should I do?" To which the good doctor quickly responds, "Stop moving it like that." If your life, career, relationships... (fill in the blank) are not going the way you'd like...maybe it's time you took a hard look at "yourself"... more specifically, your lack of self-awarenes

How To Bring In Bass While Fishing In Mexico
Many people mistake bass fishing as an American pastime, but the truth is that there are other areas of North America that produce large quantities - and large sizes - of bass. Mexico bass fishing is a great example of a virtually untapped resource for many avid bass anglers, and a vacation to Mexico for an exciting visit to one of the many lakes where Mexico bass fishing is best may be just the thing for these fishermen.
Probably the most famous Mexico bass fishing lake is Lake El Salto. It is 50 miles north of the Mazatlan seaside resort area and has a new lodge that is right on the water at one of several inns and resorts by the lake. For those who are not very experienced with bass fishing, there are several guides available on the lake to take you out to the hot spots where you'll find trophy sized bass, as well as large quantities of fish for the catch. Look for great food and service at any one of the accommodations on the lake. When the lake first opened to the public for bass fishing, everyone was taking home their first trophy fish. The lake is full of big fish to fry, and crankbaits and topwater baits seem to be the preferred choice among anglers here for the best catch.
Lake Baccarac is another good choice for Mexico bass fishing. It was stocked in 1978 with several Florida largemouth bass and has thrived with the population ever since, considered a "dream" by many anglers. Considered a trophy lake, anglers rave about the sheer number of bass in the lake and never fail to pull out huge specimens that rank as trophies. Again, there is more than one lodge on the lake, and several of them offer first class accommodations to guests. However, if you are a minimalist, you can also camp out in certain areas around the lake. The lake is 25 miles long and 5 miles wide, surrounded by mountain peaks covered by lush, green trees, making it a natural haven of beauty as well as a fine fishing lake.
Take a trip to the Sierra Madre Mountains and discover some excellent Mexico bass fishing lakes, including Lake Huites. While not known for trophy sized productions, the lake is chock full of bass in large quantities, and most are of good size and quality. Or, if you want a longer fishing season, you can head down to Lake Agua Milpa in the coastal state of Narayit, where the lake has been opened up for Mexico bass fishing in March, April, and May. Recently stocked with largemouth bass from other area lakes, the population has begun to boom in this large lake. However, don't take a net with you - they aren't allowed. Of course, it doesn't make much difference because the bass can be caught in droves during these early months of spawning season. Continue fishing through June and find heavy success due to milder temperatures than many other area lakes and long summer day
Lake Guerrero is a fine location for Mexico bass fishing, with several lodges for travelers, including some that offer affordable bass fishing packages that include guided tours of the lake for a guaranteed catch, especially for novices. Aside from the fabulous largemouth bass fishing availability, you can also find good opportunities for bird hunting, if you so desire.
Several other lakes have been stocked recently to add to the number of Mexico bass fishing lakes that can draw tourists to the country, and over the next few years, these lakes will begin to thrive as well. The warmth of the Mexican climate is conducive to heavy spawning and fast growth for bass, as well as long lifetimes. While the United States has immeasurable opportunities for bass fishing, heading to Mexico for a vacation in an exotic country while still enjoying the sport you love can make for a great fishing excursion.

It Is Great To Be A Dog Owner
Pet ownership is fast becoming more popular for many. The reasons are obvious. Pet lovers do benefit a great deal from having a furry friend around them.
Attention are must be taken to understand the responsibilities of pet ownership before we eventually commit to a pet for life. Thus, decisions on weather to have a dog, the choice of breed, the breed type temperament, health needs and training responsibilities must be well thought before we decide to own a dog.
Having a dog is a lifetime commitment. We benefit a great deal from having an animal around for emotional, physical and even spiritually. However, do not be in a haste to go get one when we feel the need to have a pet. Understand the commitment and responsibilities it requires before we decide.
As more and more pet owners are depending on their pets to fill their emotional need. No matter how smart and human like they are, we should not forget they are animals after all and ensure that we train our pets to live in human society so they can be pleasant to be with. Statistics shows that only about 5% of dog owners train their pets. With more people buying and adopting dogs, and so little training them to live with us human, no wonder the animal shelter centers are getting too crowded and many dogs are also left abandoned on the streets. Most eventually are caught and euthanized eventually due to lack of facilities, home and shelters to care for them.

1) Are you committed to your pet for life no matter what is changed in your environment or if she is not living up to your expectation.

Before you head out to the lake for a full day of fishing for bass, you'll want to prepare by making sure you have all the appropriate gear with you. One of the most important things to remember is your bass fishing lures. In almost every seminar I've ever attended, a lot of time has been devoted to teaching attendees how to find good deals.
Because deal-finding Is so crucial to one's investing success, I recently decided to look back and see which methods have generated the most deals and the best deals for me.
In reviewing the 150 properties I've bought or flipped over the last 5 years, I was surprised to find that many of the traditional sources of great deals haven't worked for me, while some less obvious methods have been great lead generators. I'd like to share with you the results of my little inventory.

I've honed this skill through years of translating agent lingo like, Handyman's special looks bad, smells bad, has at least one major system that doesn't function needs TLC ugly, but not smelly, and everything work
Why it works Properties listed in the MLS are for sale. This may seem like an obvious statement, but some of the other methods touted as great ways to find deals involve locating owners, then finding out if they want to sell.
Properties in the MLS also have the advantage that all of the information about the property is pretty much laid out for you a major time saver. And, with the sophisticated, computerized access available to your agent.
It's a matter of a few keystrokes to view all of the properties that are handyman's specials, or bank owned, or in estate, or priced under a certain dollar figure whatever you'd like to concentrate on.
Another reasons that the MLS has worked so well for me is that I am generally in the market for really ugly properties. Coincidentally, these are the same properties that most agents prefer not to spend a lot of time with. In many cases, they're downright cooperative particularly when I'm offering all cash and a quick closing.
Bad Direct mail to real estate agents. In 1994, I had the brilliant idea that I might be able to find MLS-listed properties even faster if I simply let agents know what I was looking for. So I purchased 1,200 agent names from the Board of Realtors and generated a 3-part mailing send to every agent in town.
The theme of this campaign was this if you, Ms. Agent, have a property listed that fits my criteria, I'll make an offer and you get to keep the entire commission. Out rolled my brilliant campaign all mailed first class, incidentally and in came the phone calls. All 7 of them.
That's right. The week after the first letters went out, we got 7 calls. We had already made offers on three of the properties two were out of our price range and two were overpriced listings about to expire.
The next mailing generated even more results about 15 calls all basically in the same categories. The final mailing, a postcard, received no notice at all. Basically, I wasted about $1400 on a campaign that generated absolutely nothing.
What went wrong I still think that this idea has some merit, but if I do it again, I'll make some major changes. First, I'll target only the 200 or so agents who list the types of properties I buy.
Second, I'll do a better job of writing the letters, emphasizing how the agent and his seller would benefit from working with me.
Third, I'll make my campaign a continuous one throughout the year, testing different letters for response and mailing the best to the same agents over and over.
And lastly, I'll personalize the campaign by following up with a phone call to the 50 or so best prospects. Oh well,live and learn.
Good Ads in the Yellow Pages. For 8 years, I've had an ad in the real estate section of the Yellow Pages. Each year, the ad has had some variation of the wording, I buy houses all cash.
This ad only generates 3-4 calls a month, but for some reason the quality of the calls is better than those that are generated by any other method I've ever used. The sellers tend to be motivated, cooperative, and have unlisted propertie
Why it's worked for me I love that you deal with these ads once a year, then forget them. While they're pricey up to $3500 per year the phone company will generally bill you monthly for the cost. In addition, as one of the very few ads in the phonebook that promise to buy houses, I haven't got much competition.
Bad Advertised FSBOs. Properties For Sale By Owner, a.k.a. FSBOs, are a favorite for some real estate investors. I, on the other hand, have never purchased a property from an owner who advertised his property for sale rather than calling me.
I've found several problems with trying to buy FSBOs. The first is that some are not actually for sale. Some FSBOs are just testing the market to see what kind of offer's he'll get.
Other FSBO sellers are very motivated to sell, but don't list because they want to keep all of the money from the sale. They don't want to pay a commission but they don't want to take a lower price, either.
And sometimes a seller chooses to try to sell their property by themselves because they owe too much to pay a 5%-7% commission, even if he sells it at full price.
If you are buying expensive homes creatively, these sellers are ripe for the kind of solution you offer. My strategy is to buy ugly houses cheaply and for cash, and I just don't find this type of deal in advertised FSBO
Good Flyers to Targeted Neighborhoods. Last year, I had 10,000 double-sided I buy houses flyers printed. I hired someone to put this flyer in the door of every one, two, or three family property they saw in my farm.
Every 3 weeks, 3,000 of these flyers were delivered, and the response from qualified sellers was excellent. For a cost of less than $500, I made two deals that netted over $6,000.
Bad Billboards in the same neighborhood. Here's a lesson in messing up a good thing hot on the heels of my massively successful flyer campaign,I decided to spring for four large billboards in the same neighborhood.
The problem was that my marketing budget is only so big, and buying the billboards meant stopping the flyers. Still, I figured that the billboards would get more attention anyway, so I forked over the $1,800 and got absolutely nothing.
Not one single phone call. Not even from an unqualified seller. Not even a wrong number. Nothing. Folks,just stick with what works and you'll be fine.
Good Flapping my gums. Luckily, talking a lot is something I have little problem with. Laugh if you will, but my willingness to talk about what I do to anyone who will listen or even pretend to listen has made me a lot of money.
For instance, when my new hairdresser asked me what I did for a living, I responded that I buy and sell houses. His immediate reaction was,really? How pretty do they have to be?
Long story short I bought his unwanted junker house for $4,000 and sold it for $7,000 the same day. When my attorney wanted to know what type of assets I wanted to protect, I told him about my house-buying business. Four months later, he referred a client to me who sold me a $35,000 property for $12,000. You get the picture.

Don't Play Dumb With Dumbbells
An early version of the dumbbell existed in India about a thousand years ago. The version was called an Indian club. The size is between the barbell and the ordinary dumbbells of today. It was used by the body guards, athletes and individuals to strengthen or gain muscles as well as by those who wished to improve and tone their muscles. At that point in time it was known as the Nai.
The word dumbbell came from the colloquial expression from Tudor England in the 16th century. This came about because the so called "bells" were actually part of a church bell. Aristocrats saw the object's capacity to improve muscle structure and installed similar devices in their homes, minus the bell of course. The metal weight was fastened to a string and a pulley was pulled by the men as an exercise. This is where the word dumbbell came. It was indeed a "dumb bell" because it does not have or does not produce any sound. The fad on the dumbbell with a string died down but the use of the weight still remained minus the strings and the pulley.
It was in the 18th century that the dumbbells as weights reached America. It was during the 19th century that the appearance of the modern day dumbbell design came out. It was no longer the crude type but a metal with two equal weights on each side.
There are currently two types of dumbbells to date. One is the fixed dumbbell and the other one is the adjustable dumbbell.
An adjustable dumbbell is made up of a 14 inch steel bar which is an inch in diameter. At first glimpse, it looks like a miniature barbell. The center of the adjustable dumbbell has a crosshatched design to enable proper gripping. Iron plates or discs are slid into the outer portions of the dumbbells. The weights are locked into place with clips which are to be screwed into place. The iron will vary from 1 to 40 kilos in weight. The user can adjust the desired weight as he please
On the contrary, the fixed dumbbell has a fixed weight and cannot be altered in anyway. Expensive fixed dumbbells are usually made of cast iron which is rubberized for safety purposes. Cheaper models are plastic coated concrete
The dumbbells are essential in most resistance weight trainings to produce outstanding effects on the triceps and the biceps.

The Path to Successful Traffic Generation
Internet marketing basically boils down to two things
1) Generating traffic
2) Converting visitors into buyers
Getting traffic is easy, but getting targeted traffic should be the goal. Not just anybody. You can get any old visitor from traffic exchange and autosurfs. You'll soon realize, however, that those visitors don't become buyers, so your efforts to get traffic through those means is wasted.
Pay-per-click is a great way to get very targeted visitors, but then the problem become converting those visitors into buyers. A lot of newcomers to IM hop onto adwords and love the traffic they get but the website doesn't convert well and they lose lots of money.
So how should you go about it?
Test your website's responsiveness with the free methods that work before you give your traffic a shot in the arm with PPC. What are free targeted traffic methods that work?
Blogging, social bookmarking, ezine advertising (there is such thing as free ezine ads, if you don't believe me just search on it), classified ads (in good ones like USfreeads and Craigslist), Squidoo, article marketing, and link exchanges are all great.
All of these methods require the visitor to see an ad BEFORE they come to your site, thereby qualifying themselves as interested. As long as your ad accurately portrays the message of your site, you can consider these visitors targeted.
Test different headlines and use what converts. Once you know what works, then go to PPC to get lots of targeted visitors fast, confident that your site converts well.
In order to guarantee longer term visits from each buyer, be sure to build a list of opt-in subscribers to build a community or receive a newsletter. You don't want to ever spam since that can get your website banned, but you do want to stay in contact as frequently as possible. Get a GetResponse autoresponder or an Aweber account to do this. Provide articles at regular intervals like every other day that give good information to your subscribers. You want them to like you.
Monetize you list with joint venture promotions, selling advertising, and promoting niche-related affiliate products and services to your reader
To improve the conversion ratio of your site, it is advisable to include privacy policy, disclaimers, terms of service, contant info, and a blog to make it more personable. Buyer Agency Agreement - Why Is It Important To Me?
We've all heard the term "Buyer's Agent" or "Exclusive Buyer's Agent"...but what do these terms mean? What do they do? How are they paid? Aren't they just another Realtor?
Not long ago, the real estate industry operated completely different than it does today! The rule, for many years, was that the seller paid the commission...so therefore, all agents involved in the transaction worked for that seller. It was a "buyer beware" situation. This is not true anymore.
Lawmakers have been trying for years to come up with a way that agents could represent the buyer...legally! As of right now (at least in the state of Tennessee), everyone involved in a real estate transaction must be made aware of who is representing who...and it must be in writing. This document is a legal part of every real estate contract for purchase.
When a listing agent takes a "listing", they enter into a legal and binding contract with the seller to represent them in the sale of their home. The seller is actually signing an agreement with the real estate firm that the agent represents. Therefore, every other agent that works with that real estate firm legally represent that seller.
The problem arises when the listing agent (or any other agent affiliated with the real estate firm) shows the property. How can they represent the buyer when they are already representing the seller? The law provides the solution The managing broker can "designate" one of the firm's agents to function as a buyers agent to work with that particular buyer. But guess what? That agent is still in the same office...talking over the same water cooler...and many times has access to the files in the office. They do the best they can, but agents are still human...and mistakes occur.
The law goes one step further. In the event that the "listing agent" actually brings the buyer and writes the contract, it really becomes a sad case. That agent must revert to a "facilitator" status. This means that they can no longer represent either side. At this point, they can only take care of the paperwork involved in the transaction. This agent, the buyer and the seller must sign a document that they understand this new arrangement. I've seen this done for years, and I don't believe that most buyers and/or sellers understand that they no longer have any representation.
Do you see how this quickly becomes a "conflict of interest"?
So, when agents advertise that they are "buyer's agents", be sure to check and see if the company they work for takes any listings. True exclusive buyer's agencies do not take any listings. They work exclusively for buyers without this conflict of interest.
What are the benefits of using an exclusive buyer's agent? First and foremost, is the absence of this conflict of interest. There's no "bonus" for selling company listings. There's no motivation to push any particular property. They are free to focus on your real estate need
They usually function as "consultants"...guiding and educating you on the process of your new home purchase. They can be your eyes, ears and legs, especially if you are relocating from another town. Most exclusive buyers agents will preview homes for you, look much deeper into the background of the home as well as tell you the negative points about the home (as well as the good points).
How are they paid? Buyer's agents are usually paid from the transaction. They normally split the commission that the seller and listing agent have already agreed upon. The listing firm simply pays the buyer's agent at closing. If the buyer decides to remove even this tie to the seller, they can choose to work out a compensation agreement directly with the buyer's agent. The law requires that a buyer's agent agreement be in writing, and this is one of the issued discussed at that time.
There are many wonderful Realtors...that do a really good job. But, the conflict of interest is something that is there anytime they show a listing that belongs to their firm. Legally, there are ways around this problem...but you should be aware that the problem exists. And decide if you want to take that chance...or hire someone to represent you - 100%.

Does Pure Chance Have Anything to Do with Success?
Gambling has reached epic proportions in the United States. Buying a ticket to win the lottery is a weekly activity for millions of our citizens. The chance of winning big is the driving force for gambling even though the odds of winning are millions to one in the lottery case.
What role does blind chance play for our permanent success?
Did any of our greatest inventions come because of blind chance?
An individual may leap into sudden fortune with a single bound like Superman, without effort or foresight. However, it is doubtful if any great permanent success ever was the outcome of blind chance.
One of the old adages, "Trust to luck," that time has kept in unmerited circulation, is a bad one. The person who trusts luck for his clothing is apt to wear rags, and one who depends on it for food is sure to go hungry.
We hear a great deal about the wonderful things chance has wrought, but we seldom take the time to examine them.
We know that Sir Isaac Newton (1642-1727) was sitting in his garden one-day and, "Chanced to see an apple fall to the ground." This set him to thinking. So much thinking, in fact, that he later discovered the laws of gravitation. Newton, a mathematician and physicist, is one of the foremost scientific intellects of all time.
Ever since the first apple fell from the first tree in Eden, people have been watching that very commonplace occurrence. Long before the existence of human kind, oranges, coconuts and all kinds of fruits and nuts have been falling to the ground.
Yet their falling set no one to thinking, simply because not one of the millions of people who "chanced" to see the fruit fall, "chanced" to have the reasoning powers of the great English scientist.
If the apple, instead of falling to the ground, had shot up, without visible cause, to the sky, then the dullest observer would have wondered, even if he did not attempt to find an explanation. The falling of the apple in Newton's garden was not a chance, but an ordinary incident, which was made much of in the mind of an extraordinary man.
Scottish engineer and inventor James Watt (1736-1819), "chanced" to see the lid of the kettle in his mother's kitchen lifted by the steam within. We may believe that this incident caused the origin of the engine invented by Watt. If no one else had ever witnessed a like phenomenon, then some consideration to the element of chance would be necessary. It was in the brain of Watt, however, and not in the lifting of the kettle lid, that the steam engine was born. There are no accidents in the progress of science.
In the same way, we may believe that Galileo discovered the telescope, Whitney the cotton gin, and Howe the sewing machine.
There, however, have been some curious cases of chance fortune. There was a man out hunting in California who made a misstep and plunged into a deep gulch in the Sierra Nevada. His gun was broken and he was slightly injured. He, however, was more that repaid for the accident by the discovery of a rich gold mine at the bottom.
What would you think of an individual, who, because of this discovery, would shoulder a gun and go into the mountains, hoping to fall into a gulch full of gold? If this person started out with this purpose in mind, the element of chance would not exist. Yet this individual would show just as much good sense as do the thousands who go through life, trusting luck, hoping for a miracle that never comes hoping to get rich by the luck of the draw.
Success may be unforeseen, but it is a rare thing for it to come to the person who has not been preparing for it.
Francis Bacon (1561-1626) said, "Neither the naked hand nor the understanding, left to it, can do much the work is accomplished by instruments and helps, of which the need is not less for the understanding than the hand."
The Romans had a saying, which is as true today as when it was first uttered, "Opportunity has hair in front, behind she is bald if you seize her by the forelock, you may hold her but if suffered to escape, not Jupiter himself can catch her again."
Accident contributes very little toward the production of any great result in life. Though sometimes a lucky score may result from bold venture, the common highway of steady hard work and purpose is the only safe road to travel.
The great Welsh landscape painter, Richard Wilson, when he had nearly finished a picture, would step back from it and after gazing earnestly on the work, would suddenly walk up and by a few bold touches give a brilliant finish to the painting. The ability to put these last vital touches required the labor of a lifetime the probability that the artist who has not carefully trained beforehand, who attempted to produce a brilliant effect with a dash, will only produce a blotch.
Assiduous attention to detail and painstaking attention to the task always mark the true worker. The greatest successes come from those who do not "despise the day of small things," but those who improve them the most carefully.
Michael Angelo one day was explaining to a visitor at his studio what he had been doing to a statue since a previous visit. "I have retouched this part, polished that and softened this feature brought out that muscle - given some expression to this lip, and more energy to that limb."

Feeding The Pet Guinea Pig
Guinea pigs are considered to be one of the most domesticated rodents that we may have known of. Records show that as early as 5000 BC the mountain tribes of Ecuador and Peru have domesticated these animals for food. Guinea pigs were brought to Europe by the Spanish, Dutch and English traders where accounts date back as early as 1547. The rodents became popular exotic pets by the upper class men of society. Guinea pigs which are popularly known as cavies may weigh between 1 to 2.25 pounds and may grow in length from 8 to 10 inches long. A typical life span of these rodents may last up to four years and some even reach until seven year
Guinea pigs, like any other pet would need the proper essentials to be healthy and happy. Care, attention and a proper amount of play and socialization are only a few essentials to mention for the proper cavy care.
Feeding
One of the most important aspects of raising your pets would be the feeding process. You must know what and how to feed your pets to make them end up as healthy as possible. Forages, hay and pellets are the ideal food groups to give to a guinea pig, as much as possible, it should be a mixture of the three since each kind of food has its own nutritional value
Forages and fresh vegetables will contribute a lot to the health benefits of a guinea pig. Not only will it add interest to the pet but also contain vitamin C and minerals. Grass should be selected carefully before giving it to the pet. It should be important to know where it comes from. If it's gathered personally, the pet owner must make sure that the grass has not been treated with pesticides, does not have molds and do not grow near roadsides with a lot of traffic. If the pet owner gives the guinea pig forages for the first time, the process must be gradual the amount of forages should increase through time.

Does Chance Contribute to Success?
We are told that many discoveries happened by accident. In reality, there has been very little that was accidental about them.

It is doubtful that any great permanent success ever was the outcome of blind chance.
We hear a great deal about the wonderful things chance has wrought, but we seldom take the time to examine them.
Nicolas Poussin (1594-1665) was a great French painter in the French Baroque style. It was said of Poussin that, "Whatever was worth doing at all was worth doing well." That rule governed his life. Late in life, a friend asked him by what means he had gained such a reputation among the painters of Italy. Poussin emphatically answered, "Because I have neglected nothing."
Dr. Thomas Young (1773-1829), an English physicist, confirmed through tests that light waves cause interference. The brilliantly colored soap bubbles blown through a common tobacco-pipe suggested to Dr. Young his beautiful theory of "interferences." It led to his discovery relating to the diffraction of light.
Young and early geniuses like him were ready to detect the significance of the most familiar and simple facts. His greatness consisted mainly of his wise interpretation of the facts he observed.
The difference between people consists, in a great measure, to the intelligence of their observation. A Russian proverb says of the nonobservant individual, "He goes through the forest and sees no firewood."
"The wise man's eyes are in his head," says Solomon. "But the fool walketh in darkness." The mind sees as well as the eye. Where unthinking gazers observe nothing, people of intelligent vision penetrate into the very fiber of the phenomena presented to them. They note differences. They make comparisons. Finally, they recognize their underlying idea.
We all know about Galileo Galilei (1564-1642). He was a brillant Italian physicist, mathematician, philosopher and astronomer.
Galileo's achievements include the first systematic studies of uniformly accelerated motion. He made improvements to the telescope and a variety of astronomical observations. Galileo is often referred to as the "father of modern astronomy" the "father of modern physics," and the "father of science." Quite a resume'.
Many before Galileo had seen a suspended weight swing before their eyes with a measured beat. Galileo, however, was the first to detect the value of this fact.
One of the vergers in the cathedral at Pisa, after replenishing with oil a lamp that hung from the roof, left it swinging back and forth Galileo, only 18, noted it attentively. Imagine, at only 18, Galileo conceived the idea of applying the swinging of the lamp to the measurement of time. Obviously, genius has no age limit be it young or old.
Fifty years of study and labor, however, elapsed before Galileo completed the invention of his pendulum. One cannot over rate the importance of his discovery for the measurement of time and in astronomical calculations.
Galileo heard that Hans Lippershey, a Dutch spectacle-maker, had presented to Count Maurice of Nassau an instrument that showed distant objects much closer than in actuality. Galileo addressed himself to the cause of such a phenomenon, which led to the invention of the telescope and proved the beginning of the modern science of astronomy.
Modern times have had many great discoveries too. Joe Morton was traveling throughout SE Asia when he tasted a fruit made from the mangosteen tree. He said it was the best tasting fruit he had ever sampled. He soon learned that for centuries folk medicine had used the mangosteen fruit to treat many diseases in SE Asia.
Joe then wondered if the fruit had any commercial application. To his surprise and delight, there were no commercial uses of the fruit at the time. Joe saw a big opportunity knocking at his door! Thus, was born a modern day phenomenon known as XanGo, a functional health beverage. XanGo likely will reach one billion dollars in revenues faster than any previous company in US history will. Joe Morton's discovery has resulted in a completely new category of product.
A negligent observer or a passive listener could not have made such a significant discovery. Millions of people in SE Asia had tasted the mangosteen fruit before Joe Morton. Only Joe Morton saw the potential to commercialize and make a business out of the fruit.
Captain (afterward Sir Samuel) Brown (1774-1851) was studying the construction of bridges. He wanted to construct a cheap one so that he could build one where he lived. As was walking one dewy autumn day in his garden, he saw a tiny spider's net suspended across his path. The idea immediately occurred to him, that a bridge of iron ropes or chains might be constructed in like manner. It was then that he conceived of the idea for the invention of his suspension bridge.
James Watt turned his attention one day to the shell of a lobster from that model, he invented an iron tube. When Watt laid down this tube, it showed him how to transport water in tubes that led to all kinds of discoverie
It is the intelligent eye of the careful observer, which gives these apparently trivial phenomena their value. So trifling a matter as the sight of seaweed floating past his ship enabled Columbus to quell the mutiny, which arose amongst his sailors at not discovering land, and to assure them that the eagerly sought New World was not far off.
It is the close observation of little things that is the secret of success in business, in art, in science, and in every pursuit in life.
Human knowledge is but an accumulation of small facts, made by successive generations of people. These carefully prized little bits of knowledge and experience in time develop into a mighty pyramid.
Though many of these facts and observations seemed at first to have slight significance, they all had their eventual uses when fitted into their proper places.
In the case of the conic sections discovered by Apollonius Pergaeus, 20 centuries elapsed before they became the basis of astronomy a science that enables the modern navigator to steer his way through unknown seas and traces in the heavens an unerring path to his appointed place of safety.
Does chance contribute to permanent success, only if you believe in fairy tales? It is the close observation of little things that make the difference between successes and failures.

10 Questions to Ask the Mortgage Loan Originator
You've decided to refinance or purchase that new home and now it's time to call a bank or mortgage company to apply for a mortgage. How do you know you'll be getting the mortgage that will be the right one for you? How do you know you're dealing with a good honest person? Asking these 10 questions will separate the wheat from the chaff in a hurry!
Question 1. Will this mortgage have an application fee and if I don't get the mortgage will it be returned to me?
Application fees are not as prevalent as they used to be. Most mortgage lenders will pre-qualify you before they take your application. So, there is really no need for an application fee. You can find a mortgage company who doesn't charge this fee, so, if one company does, be sure there is a good reason for it.
Application fees sometimes include an appraisal fee. Find out about the appraisal fee, too. Your property, or potential property, will need an appraisal and somebody will have to pay for it.
Question 2. How many points will I be paying on this mortgage?
Make sure the loan originator is very upfront about this so that you can compare this mortgage with other offers. Points can be almost meaningless if you are getting a good interest rate and you will not be paying off the mortgage in full for many years.
If you will be paying off the mortgage in 2 years or less, try to get a zero point mortgage.
Question 3. Does this mortgage have a pre-payment penalty? If so, please explain all the details of it.
There are lenders, even big, big lenders who charge you extra money if you refinance with another mortgage company sooner than they would like you to. These lenders will waive this charge if you refinance with them. They call this practice "protecting their interest." I call it having you over a barrel!
With all the laws that congress passes, I don't know how this indecorous business practice goes on unabated. Imagine, you pay an upfront fee of, usually more than $5,000 in points, the larger part of your monthly payment is interest, and still they want more money from you if you decide you can get a better rate with another lender!
These lenders will want to saddle you with a pre-payment penalty if you sell your property or refinance within the first 5 years. Make sure you look around before agreeing to accept a pre-payment penalty for refinancing and never agree to a pre-payment penalty for selling your property.
Question 4. Will my mortgage rate ever change?
At this particular time in history, a fixed rate is the only way to go. A lot of lenders have programs where you will be easing in to your regular payment from an original lower payment.
If you are applying for such a mortgage, make sure you know every detail about this payment schedule. Don't agree to a payment that you may not be able to make at some time in the future.
Question 5. Is there any negative amortization involved?
This question is similar to question 4, but if you do have changing payments, you should know if your principle would be getting larger at any time during the mortgage. A negative amortization will do this, and with one, if you want to sell your property within the first few years, you will owe more than your original mortgage amount. These types of situations are what foreclosures are made of!
Question 6. Other than points, what other closing costs can I expect?
Make sure you get an accurate idea of what your closing costs will be, and let the loan originator know you are counting on him or her to be accurate.
If you are buying a property, you will have your own attorney, anyway. Still, this question will help you get more details about the mortgage.
Question 7. When would a monthly payment be considered late, and what would the late charge be?
You don't want to be filling out an application while giving the originator the idea you intend to make late payments. However, if a mistake does happen, you want to make sure you are not dealing with a lender who is ready to pounce on you with an excessive fee.
4% ought to be enough for a late charge. If you get an answer like 15%, you would be dealing with someone who is not willing to work with people.
Question 8. Do I get a discount for an automatic debit?
It's worth a try! I actually have seen advertisements from lenders who imply that if you set up an automatic debit from your checking account for your monthly payment, they will give you a slightly lower rate.
Maybe this will be the kind of question where the originator's answer will start, "well, since you asked..."
Question 9. Can I buy down the interest rate?
Buying down the interest rates means paying more points to get a lower rate. These points used to be called "discount points."
While there aren't too many of these buy down programs around anymore, this question is really just meant to start the originator thinking, "Wow, these people know more about mortgages than I do!"
Remember, the mortgage originators are salespeople. They won't mess with you after you show them you know about buy down
Question 10. How much escrow is the lender keeping after paying my taxes and Home Owners Insurance?
The lender usually will charge you more than your normal monthly payment each month so they can pay your taxes and Home Owner's Insurance.
Some mortgage companies misuse your mortgage account by keeping hundreds, maybe even thousands of your dollars in their escrow accounts after your taxes and insurance have been paid.
Make sure you find out how this lender treats their escrow accounts. They should have a program in place where they will send a check to you should your escrow account get above a certain amount and stay there for a certain period of time.
A lot of originators may not know the answers to all these questions. However, they certainly will know whether or not their previous customers have been happy with a particular lender. Furthermore, after you ask all these questions, they will know you've done your homework and they will realize they better level with you.

Dating And Finding The One
Some people say that the right person will just come along but if you sit at home waiting for that time to come without as much as going out on a date and getting to know new people you can't expect that at all to happen.
The more you meet people, the better your chances are of finding a lifetime partner. But some people actually fear rejection or have been rejected several times that they lose the confidence to either ask people out or to go out on dates for fear of any negative response. We have to learn and realize that rejection is a part of the dating game and we can't expect to please everybody. It is natural to have rejection fears but if you have often been rejected you'll get used to it. As much as possible though don't let it dampen your fighting spirit or discourage you from always trying. As long as you are just yourself and you feel confident (but not overconfident), prospects will like you for who you are.
As you make meeting people your goal, strive to meet many prospects and get to know as much as you can. Your family and your circle of friends could always be your bridge to meeting other singles who are also interested in going on dates and getting to know others to whom they could possibly or potentially start a relationship with. You can always casually mention to them that you are currently looking for someone and if anything comes up be open minded about it and appreciate the new friend or acquaintance that you have gained in case you feel that things will not work between the two of you.
