OptIn Lists The Best Way To Build Your OnLine Business

Before revealing the secrets of the trade, here are some myths and fallacies that need to be cleared before one indulges into building an opt-in list. These marketing misconceptions could pose so much of an obstacle towards your profiting well from your busines
Not a lot of people use email
Email marketing is one of the most effective marketing methods today simply because virtually almost all people use email. Check on those email fields or blanks required to be filled up on various forms needed in processing different transactions. A person without an email address is tantamount to a person without an online home, which is one big shameful truth for this generation.
Email marketing campaigns can offend a lot of people
The not-so secret way to surmount this dilemma is through permission-based advertising. There's no harm in trying after asking for permission.
It's stupid to send an email to all the people
The key to this predicament is to have a very discerning eye on who to email and who to not email. Better look for some metrics on how to know which group of people would give you high ROI or return on investment.
The Real Deal with Building An Opt-in List
After clearing the fog regarding email marketing myths, here's how one can benefit from employing the power of email marketing campaigns - building an opt-in list.
However, building an opt-in list is not a piece of cake, particularly for the uninitiated. Here is a rundown of tips on how to succeed at this kind of marketing endeavor.
1. Strategic Collection of Data
Know which information from your audiences will help you in lowering expenses and/or make sales flourish. Devise a tactic to make people voluntarily provide you with the information necessary to create higher conversion.
Overload of data is not good. Ask only for opt-in, with their full name and email addresses. Make sure that the profiles that you gather are updated to aid in improving the relevance, timeliness and satisfaction from each deal you make.
2. Good Implementation
The old adage says it all, "Action speaks louder than words". This easily translates to the difficulty one has to undergo during the execution of his or her email marketing efforts. It's a good thing that various methods, often low-cost, abound to hasten and facilitate the building up of one's opt-in database.
Tracking your email marketing results can pose great hardship, too. Technology and relevant sources should be employed in making this aspect of your marketing a lot manageable. Your high traffic groups of opt-ins with the greatest result should be taken noted of.
The following are the most widely used methods to leverage channels without overspending
1. Make use of website
It is an excellent tool for data collation and providing you with relevant info regarding your email offers. Use forms that solicit your visitor's email address and consent.
2. Make use of print ads, brochures, TV, radio and direct mail.
These are the more popular ways of marketing aiming to lead traffic to one's site. You may want to ask for signups for email services. Make your website more visible through these media. Offering free electronic newsletters and or rewards program can do well in making it easy to win the nod of your audiences, too.
3. Maximize your sales force.
Customer service associates can help a lot in making you benefit more from your email correspondence. Sales people with proper education on how to aid you in this endeavor can very well contribute to higher ROI. Techniques like offering account updates and special programs through email can easily land you those lists of valuable visitor
4. Don't make your point of sale pointles
Forms for signup located at cash registers and other high-traffic and highly visible spots can be very excellent venues for your business to collect email addresses. Notification of upcoming sales through their email addresses and names can coax them to supply you with the information you need.
5. Conferences or trade shows can work, too.
Give Away event offers or entries in sweepstakes are great for opt-ins to volunteer their contact detail
These tactics should be applied with adequate caution and should focus on earning the trust of your opt-in list instead of simply collating data for your own benefit. Always make sure that the forms that you will use and other methods that you will employ will not necessitate too much fuss to subscribe. This is for people to not be annoyed during the process of data supplication.
With that bunch of information, who can ever go wrong with the feat of building an opt-in list?

Put a Winning Team into the Competitive Fray to Create Breakthroughs over Competitors

At the end of the AFC Championship Game in NFL playoffs in early 2007, the New England Patriots fell just short of beating the Indianapolis Colts at home. In thinking about what happened, the Patriots realized that they needed better players and improved teamwork.
During the off season, the Patriots added many of the top performers in the 2007-2008 NFL season . . . players like Randy Moss, Wes Welker, and Adelius Thomas. Each one was signed to a contract that provided lots of incentive to perform well.
As of Week 15 of the following NFL season, the Patriots had become only the second team to start a season 14-0.
There's lesson there for all of us. Who is on your team and how they are directed makes a large difference in achieving breakthroughs.
To achieve 20 times more, you need to learn and continually use all eight steps of the breakthrough solution process in the correct order.
The steps are listed here
1. Understand the importance of measuring performance.
2. Decide what to measure.
3. Identify the future best practice and measure it.
4. Implement beyond the future best practice.
5. Identify the ideal best practice.
6. Pursue the ideal best practice.
7. Select the right people and provide the right motivation.
8. Repeat the first seven step
This article looks at the seventh step.
Recruit and Coach a Winning Team
People are the critical resource for any organization. Without the right people, it's hard to exceed the future best practice and approach the ideal best practice (the best anyone will ever do).
Keep in mind that few people, no matter how talented, function well in a changing environment. Still fewer can work well on a team instituting changes.
One naysayer can discourage a whole team. Someone who uses too much influence can stifle others.
You're looking to create a rare and delicate balance in your dream team of change maker
Change? Over My Dead Body!
It might seem that the best way to implement any change is to work with those who know the job best -- those who actually work with the process every day. But if big changes are needed, this approach isn't always a good idea.
Use only the old crew and you are likely to run into a very serious foot-dragging stall. Even the best workers lose their perspective over time.
Experimental evidence shows that people new to a job have a much easier time with understanding the need for and enjoying the pursuit of changes.
They can be taught whatever history they need to know without being stalled by it. The current crew can play devil's advocate -- to keep the new team honest, as it were.
But don't hold their experience against the current crew. Provide them with a new challenge in a different part of the organization where they are unfamiliar with the operation
You need very capable relative strangers to take on a change project, but they don't have to be people from outside the organization. Look for as wide a range of perspective, skills, and knowledge as you can.
Build a Dream Team
You must find people who are energized or excited by a change. Your ideal team members must see change as a challenge that will help them grow personally. Select team members who will feel that being chosen to work on approaching the ideal best practice is the most wonderful thing that ever happened to them.
Beyond enthusiasm, what do you need? Open-mindednes
Is There a Leader in the House?
Naturally, choosing the right team leader makes a big difference in your results. Look for a leader who shares the enthusiasm of each team member and knows how to harness that enthusiasm. In addition, you want someone who places the interests of the team and the organization ahead of any desire to exercise power as top dog.
Avoid borrowing a leader from another organization (whether they be consultants or outsourced service providers). Such outsiders will have a harder time reflecting the values of those they lead.
If you cannot find an appropriate leader in your organization, be sure to hire someone who will help create the excitement necessary to bring off major changes and who matches your company's values as closely as possible.
Four leadership qualities determine success
1. Shared values with the organization
2. Understanding the problems thoroughly before beginning the mission
3. Ability to persuade others that the project will succeed
4. Skills relevant to the task.
If your top candidate is in good shape except for skills, consider how you could use some training to fill in those gaps. It's easier to fill in for ignorance than for a lack of value
Don't Ask Permission, Ask Forgiveness Later (If Necessary)
Sometimes the need for change is so daunting that the organization's leaders won't be able to cope. When that circumstance occurs, consider saving the organization by using what we call "stealth" change.
Rather than beginning by selling the people at the top and making great promises and proclamations, keep it all hush-hush. Recruit a few highly admired people who have the talent to lead the change by creating models of the new ways on the quiet.
After setting the standard, loan talented teams who can install the better ways to a few more highly admired people who are in trouble with making their budgets. Ask your bailed-out leaders to visit the rest of the organization to explain the successful change and to welcome visitors who want to learn more.
Within six months, such stealthy projects can often run circles around formally authorized teams with tons of resource
Launch Your Team into Escape Orbit
Before finalizing your choice of team members and leader, let those you are considering know that there's risk involved. Team members will be betting their careers with this assignment.
Team members and leaders who perform well will likely be asked to solve another problem or pursue a different opportunity -- that's their career reward. If they don't execute the changes, they won't have jobs to go back to . . . but you will help them locate a new position in another organization.
As you can imagine, knowing that you cannot retreat to your old job is unsettling, even demoralizing, information. People who have routinely exceeded the future best practices to approach the ideal best practice report that this up-or-out approach is necessary.
Team members who like a challenge will thrive in this environment. But it's not for everyone. You are creating personal burning platforms that will make team members realize that the project's success is essential. Take on only those who are willing to accept the personal danger from this risk.
What about financial rewards? Incentives for a special project should in no way mirror the organization's existing financial incentives. Success should result in far larger than normal bonuses for team members at their given levels.
Pick incentive levels that will excite exceptional and appropriate excellence. Many organizations choose incentives that are too high. Larger financial incentives quickly fail to add greater excitement. Instead, financial incentives that are too large encourage people to play it safe to be sure to get a minimum reward of the overwhelming largesse.

You need to change some of the w

Michigan Foreclosures: Is The State Stepping In?

Many states are experiencing an extremely high rate of homes in foreclosure. This is due to the influx of past years risky lending methods now catching up with the homeowners that took chances and are now paying the price. In recent years lenders and buyers alike have been desperate to get into the housing market. Many buyers were willing to do anything to get the home of their dreams and many lenders were more than willing to do whatever it takes to get the mortgage papers signed.
Many predatory lenders have allowed consumers who were previously unable to obtain a mortgage, the opportunity to get one with little or no money down. Some of these products allowed the home buyers to purchase and pay only the interest for the first several years and then begin balloon payments at the stated time in the contract. In retrospect, if they were able to refinance before the balloon payments kicked in, they would have had an excellent strategy for getting into their home. The problem is that too many of these buyers were not, and still is not, in any position to refinance or change their financial situation in any way. They are either worse off than they were when they signed the mortgage, or have been put, or put themselves in, a situation where they are stuck.
Real estate businesses know that these types of mortgages are risky for the buyer and the bank as well. Let's face it they are in the business to make money. Their bottom line is their bottom line. Therefore, if they make the sale and get the contract signed, they have done their job and been compensated for it. Their responsibility is over. Too many people are misinformed or just plain uninformed by their realtors what they are getting themselves into.
Michigan is a state that is not alone in this current crisis in mortgage foreclosures. In a report from the Office of the Attorney General, Michigan continues to have one of the highest rates of foreclosures in the country. They further state, as anyone can guess, that foreclosure is the nightmare no homeowner wants to face. This seems like simple logic and common sense, but if that is the case, why the continuing increase of loan defaults and foreclosures? Real estate agencies, realtors themselves, and the risky lending practices all have a hand in what we see in the market and in the financial world today.
Some states are helping the consumer with this overwhelming problem. They are holding "Avoid Foreclosure Tools to Help Save Your Home" forums for homeowners to attend to get advice. The forum allows consumers to work with some of the largest loan and service providers not only for advice and guidance, but also make those providers, and independent loan counselors available to those who attend. Avoiding foreclosure is something that many in today's home market can relate to and most people are willing to listen and ask for the help they need, especially when they are in default on their mortgage.
Although in appearance, this makes it look like Michigan is taking a stand to stop foreclosures from happening, but that is not the case. The guidelines for homeowners in default or foreclosure to qualify for the program are such that many people will be unable to take advantage of this opportunity. Some of these restrictions are anyone that is more than thirty days late when they inquire would be modified. This includes those who have been more than sixty days late within the last twelve months. This plan, which calls to freeze rates for the homeowner, only covers those mortgages that are set up as an adjustable rate mortgage.
Ultimately, there is no real cure or solution for the growing problem with increasing numbers of foreclosures in Michigan and many other states. What we can do however is look at the past and current market and financial outlook and do our best to learn from it. We would all love to own our dream home, but in reality, that may not, and likely will not, happen for everyone. It is time to take a long look at appreciating what we can afford to have and do and be truly grateful for it. Although there are many mortgage companies and real estate companies out there that would work out a deal for anyone that was willing and able, sometimes we just have to ask ourselves, just because we can, does that mean that we should?

Choosing The Right Program To Promote

There are many horror stories about affiliate programs and networks. People have heard them over and over again, some are even wary of joining one. The stories they may have heard are those related to illegal programs or pyramid schemes. Basically, this kind of market does not have real, worthy product
You do not want to be associated with these schemes. It is obvious you want to be with a program that offers high quality product that you will readily endorse. The growing number of those who have joined already and are succeeding immensely is proof enough that there are reliable and quality affiliate programs out there.
Why participate in an affiliate program?
It allows you to work part-time. It gives you the opportunity to build a generous residual income. And it makes you an owner of a small business.
Affiliate programs have already created lots of millionaires. They are the living testimony of how hard work continuous prospecting, motivating and training others pay off.
If ever you are deciding to join one, you must take note that you are getting into something that is patterned to what you are capable of.
This will be an assurance that you are capable of doing anything to come out successful.
How do you choose a good affiliate program to promote? Here are some tips you may want to look over before choosing one
1. A program that you like and have interest in.
One of the best ways of knowing if it is the kind of program you wish to promote, is if you are interested in purchasing the product yourself.
If that is the case, chances are, there are many others who are also interested in the same program and product
2. Look for a program that is of high quality.
For instance, look for one that is associated with many experts in that particular industry.
This way, you are assured of the standard of the program you will be joining into.
3. Join in the ones that offer real and viable product
How do you know this? Do some initial research. If possible, track down some of the members and customers and ask them to give you a testimonial on
the credibility of the program.
4. A program that is catering to a growing target market.
This will ensure you that there will be continuous demands for your referrals. Make inquiries. There are forums and discussions you can participate in
to get good and reliable feedback.
5. A program with a compensation plan that pays out a residual income and a payout of 40% or more would be a great choice.
There are some programs offering this kind of compensation. Look closely for one. Do not waste your time with programs that do not reward you
substantially for your effort
6. Be aware of the minimum quotas that you must fulfill or of a sales target that is too hard to achieve.
Some affiliate programs impose pre-requisites before you can get your commission. Just be sure that you are capable of attaining their requirement
7. Select one that has plenty of tools and resources that can help you grow the business in the shortest possible time.
Not all affiliate programs have these capacities. Make sure you decide on one with lots of helpful tools you can use.
8. Check out if the program has a proven system that can allow you to check your networks and compensation.
Also check if they have it available online for you to check anytime and anywhere.
9. The program that is offering strong incentives for members to renew their membership each time.
The affiliate program that provides continuous help and upgrades for its products have the tendency to retain its members. These things can assure
the growth of your network
10. Be aware of the things that members are not happy about in a program.
Like with the ones mentioned above, you can do your checking at discussion forums. If you know someone in that same program, there is ho harm asking
if there are many downsides involved.
Have a thorough and intensive knowledge about the affiliate program and network you will be promoting.
Knowing the kind of program you are getting yourself into will make you anticipate and prevent any future problems you may encounter.

3 Necessary Tools for the High Rolling Affiliate Marketer!

What does it take to become a successful Affiliate Marketer? What are the ingredients of an affiliate marketing success story? Is there a shortcut to Affiliate Marketing glory? All these questions play around in the minds of affiliate marketers who want to make it big in this business.
Although affiliate marketing is touted as one of the easiest and most effective ways to earn money online, it is not as easy as it sounds. The wise affiliate marketer plans every action and executes it the best way he can. He should also maximize the potential to earn by utilizing the right tools necessary for a successful Affiliate Marketing business. We have consulted some of the most successful affiliate marketers in the business and below are the top three necessary tools for a successful affiliate marketing busines
Important Tool #1 Your Own Website
The most important and indispensable tool in Affiliate Marketing is your own website. The first step in any successful affiliate marketing business is building a good, credible and professional looking website. Your website is the jump off point of all your marketing efforts. Thus, you must first build a user-friendly website, which will appeal to your prospects and encourage them to click on the links to the products and service you are promoting and make a purchase. Therefore, you must first concentrate your efforts in building a website that will cater to what your prospects need.
The most important thing you should consider is that almost all web users go online to look for information, not necessarily to go and buy something. Above all else, make your website full of original, relevant and useful content. People will love articles that are appealing and helpful. Keep in mind that, in the internet, content is still king and good quality content will not only build your credibility, it can also help you achieve a higher search engine ranking. By posting relevant and useful articles, you establish yourself as a credible expert in the field, making you a more trustworthy endorser of the product or service you promote. Establishing a good reputation is a good step in building up a loyal consumer base.
Important Tool #2 Incentives
Competition is extremely tight in the internet world. You must always be one-step ahead of your rivals to ensure that you capture a significant share of your target market. Therefore, you must use every possible means to encourage people not only to visit your site but also to click and proceed to the websites of the products and services you are promoting. Building an opt-in email list is one of the best ways to gather prospects. Offer a newsletter or an e-zine. Better yet, offer incentives to your prospects to encourage them to subscribe to your newsletters. You can present free softwares, access to exclusive services and other freebies that will be helpful to your prospect
Important Tool #3 Link Popularity
The importance of driving highly targeted traffic to your website cannot be emphasized enough. The all-important web traffic is at the top of the list of the most important entities in the internet world. Attracting people to your site should be the first step you should carry out. Do everything to achieve a high search engine ranking. Link Popularity is one of the factors that search engines use to determine search engine rankings. Therefore, to enhance your link popularity, you must launch an aggressive reciprocal link campaign.
One of the best ways to do this at no cost at all is by submitting articles, with your website's link at the resource box, to e-zines and free article sites. You will not only gain exposure, you will also have the opportunity to advertise for free, just include a link back to your site. The more sites you submit your articles to, the better your link popularity is. Make your articles original, relevant and useful so that more websites will pick it up and post it.
These are but three of the many tools that an affiliate marketer can use to maximize earning potential. The possibilities are endless and are limited only by your imagination, creativity, resourcefulness and determination. You can always explore other ideas and adapt other strategies, which you think might help you become a high rolling affiliate marketer.

Are Business Values Becoming More Spiritual

Having recently trained a group at a leading hedge fund in central London, there were a few articles on the wall regarding what they do businesswise. It mentioned that there was a charitable arm to the business, which was directly investing a portion of the profits into caring for children in Africa and India.

In the articles, there was debate about whether or not the fact there was a charitable purpose to investing some of the profits the main attraction of investors to this fund was that it focussed on performance. Business is primarily driven by profit, and although the world seems to be accelerating into ever increasing levels of change and uncertainty, this still remains key. Investors said that whether or not the fund chose to invest its profits in charitable ventures was of little concern, what they were focussing on was the return on their investments.
To think that business would all of a sudden turn from being hard nosed and profit-driven, to warm, soft and fuzzy is naive, but what is clear is that organisations are becoming more aware of human values, and are willing to give back into communities that require support. Are we developing a more appreciative culture, one which respects emotions and personal values -- even spirituality?
Spirituality is finding its way into the workplace, as each individual person brings themselves to the office or place of work each day. How they show up, and their relating performance, is strongly linked with the state that they are in. There are many factors that influence a person's mood, and if someone becomes more aware of the influence of these factors on their animating spirit, then they would have a hand in improving their performance.

Something as simple as valuing the human inside each one of us, taking care of the basic needs, like adequate sleep, food, water, and positive, uplifting work environments, with good, supportive relationships go a long way to creating optimum environments to peak performance.
As levels of change and uncertainty increase, there is a natural tendency to focus on values that are more spiritually orientated to enable businesses to navigate through uncertain times. Letting go of some of the control can be a good thing.
Business and spirituality come from different sides of the spectrum of human "being-ness", and still have a way to go before they are working hand in hand. That said, there are many positive initiatives underway across the world to bring forward a global awakening to the true power of our human consciousness. One of these is transformational leadership, which shows a way that we can influence and shift the balance towards a more enlightened and sustainable future humanity, whilst still making a proft.

How To Build The Bridge As You Walk On It

Becoming a leader is a fascinating, scary and profound process. Each person has their own unique path to walk. We all have specific strengths and weaknesses that we first need to uncover, and then work on. We all have our own challenges to overcome to become the person that are required to be to successfully navigate our path.
There will be many people that choose not to unlock their inner workings, due to the fact that we are driven by two processes - avoidance of pain and creation of pleasure. We will do more to avoid pain than to pursue pleasure, and for that reason, most of us never look inside, for the fear of finding something that we do not like.
Take heart, for if you are to become the leader that you truly desire to be, courage is an attribute that will serve you well on the journey. There will be times that we will be challenged to the end of our understanding, before the change will occur. Also know that what you seek is ultimately inside you anyway. All the strength, power, love, knowledge and understanding is within you, waiting to be developed.

What is most important is to have personal vision. If you stood on a river bank, wanting to get across, vision will get you there. From vision comes strategy, and then action. Some get caught up in constant vision, dreaming and hoping that the bridge will appear magically, or that someone else will build it for them. Unless you believe in magic and are skilled at using it, this is not a likely way of proceeding. Others make grand plans, and never execute them. Good intentions only take you half way. To complete the system, action is required.
Some will just take action, not thinking about the result that they want to achieve. Lots of energy output, but not much results. Receiving and evaluting feedback is the final piece that gives continuity to the vision, strategy and action, allowing constant course correcting and modification where necessary.
The synergy of these parts creates a momentum that sees the project through - without each part, the while system does not work well.

How does this relate to Transformational Leadership? Most of the time in transformational leadership, you will have to know why you are doing something, how you will achieve it, have the will to do it, and change yourself all at the same time.
You might not have the resources you need now, but they can be made available if you have the vision and ability to pass that vision onto others in a way that empowers then to become motivated to achieve that vision. Transformational leadership is about making the personal changes necessary so that others can see that demonstration, and so be willing to do the same.

You are able to develop the skills required to become a Transformational Leader, if you have the vision to do so.

Common symptoms of onset PPH are sometimes easy to dismiss, making an early PPH diagnosis difficult. These symptoms are as follows and may include some or all of these signs Extreme tiredness, breathing difficulty, rapid pulse, ankle and leg swelling, bluish lips and skin and heart palpitation
In the advanced stages, PPH symptoms become increasingly hard to ignore, with significant physical signals that indicate that something is wrong. These warning signs are severe chronic fatigue syndrome, or CFS, which produces exhaustion so profound it can be difficult to perform everyday tasks.
Serious PPH symptoms and complications can be hallmarked by an exacerbation of these problems, making the victim bed ridden. In this stage, PPH symptoms are present even when lying down. Eventually, the condition leads to heart failure, which can be life threatening depending on the extent of the disease.
If you have taken the drug fen-phen, have PPH symptoms and are thinking about retaining a PPH attorney, the first thing to do is to get an accurate PPH diagnosis from a reputed doctor.
A PPH diagnosis is sometimes hard to procure, but can be attained if you do your homework. First locate a physician who is familiar with PPH symptoms, and would know how to give an accurate PPH diagnosis. Proper tests would include CAT scans, chest x-rays, pulmonary function tests, echocardiograms and angiography primarily to see if lesions have formed on the small muscular pulmonary arteries, obstructing proper function.
If the doctor confirms that you have PPH, and you have taken fen-phen, your next step would to be to hire a reliable PPH lawyer who has tried these kinds of case successfully.
A knowledgeable PPH attorney should be able to obtain money for any and every medical bill associated with the treatment of this disease.
With any luck, you will be able to minimize your PPH symptoms and get back to the business of living. Likewise, with an accurate PPH diagnosis and a well-prepared PPH lawyer, the road to a speedy recovery and a return to your former life will be a bit easier to navigate, and less costly in the long run.

What Is The Difference Between Affiliate Marketing And MLM?

Affiliate marketing works very well in these years that it benefits both the advertisers and publishers. As a result, some skeptical people start trying to compare affiliate marketing with multi-level marketing (MLM).
First of all, let us take a brief review on multi-level marketing. Multi-level marketing is also known as pyramid scheme. In fact, pyramid schemes are illegal traditionally. The schemes continuously sign up new members to promote products which do not exist. People at the top of the pyramid will make a lot of money by collecting the commissions of the sales by people at the bottom of the pyramid.
As a consequence, unless you are the people who are at the top of the pyramid, you will not really make a lot of money. To be honest, if you are at the bottom of the pyramid, you will only be making money for the people on the top.
Affiliate marketing is in fact different from multi-level marketing. Of course there is something called multi-tier affiliate marketing but the notion of this is not identical to multi-level marketing. In multi-tier affiliate marketing, the second of third tier are actually promoting the real products of the advertisers. The final consumers or customers are still get the real products. The first-tier is only getting part of the sales of the second or third tier as a bonus of referring new members to the affiliate programs.
Of course you may think that finally the advertisers are making most money and they are just like the people who are at the top of the pyramid in multi-level marketing. This is true but the advertiser should not be considered the one at the upper part of the pyramid. Affiliates are selling real products to the customers and the advertisers earn the most because they are the one who provide the products or services. However, in multi-level marketing, there is virtually there is no end users and since the members are also the people who are purchasing the "products", which are, as discussed before, not actually existing.
Newbies to multi-tier affiliate marketing may feel confusing and they may not be able to tell the difference between multi-tier affiliate and multi-level marketing. This is very true that they can be seemed very similar. However, they are totally different in nature. It has to be very clear that the latter is usually illegal while the former is an effective way of internet marketing.

Psychic Readings Fantasy Or Reality?

Consulting a psychic to get advice about our lives or love affairs may seem strange to most. It definitely requires one to suspend their disbelief about what they believe to be reality. However, when you think about it what is reality but what we believe to be true.
Our concept of reality is based on value systems instilled and integrated into our personality and psyche from our birth to adulthood. This is when we are programmed by society to differentiate between reality and fantasy. These value systems form an unauthentic core of beliefs imposed on us by societal mores and folkways. They literally form the foundation of what we believe to be true, right, and real. In essence these societal value systems become our reality.
As fantastical as psychics or psychic abilities may seem millions of people consult Astrologers, fortune tellers, and gypsies. Whether out of curiosity, belief, or human nature people seem drawn to the possibility of supernatural answers despite the belief systems ingrained in them since birth. Is their some mystical power that draws these people towards mediums in order to glean answers about their future?
Actually, the answer is much more simplistic than that. As human beings we need to understand and classify things to make sense out of them. Categorizing and classifying mundane events relieves anxiety and thus fulfills our need to understand them. However, unconventional the methodology may be the fact that something has been classified and categorized allows us to deal or cope with it more effectively. This is the problem humans have with the future. The future is full of unknown variables that defy classification.

In the human mind questions need to be answered and decisions need to be made regarding those answers. Questions are a veritable quagmire of anxiety. So, it stands to reason that people seek to relieve anxiety by delegating the answering of anxiety filled questions to mystics and fortune teller
So, whether you believe in psychics, psychic abilities, or the paranormal talking with a psychic may help relieve stress and anxiety from your life. It may seem like a strange coping mechanism but I assure you talking with a psychic can be an effective tool for dealing with stress and anxiety. It may also expand your mind to new concepts and allow you to break out of the preordained mold that you may be trapped in.
Reality is a human construct and defining your own reality on your terms is just a matter of changing your belief systems. Truth after all is just an extension of what we believe. Become a real individual and dare to march to the beat of your own drum.
Your individuality is a priceless commodity. Why not break out of the mold and find out what makes you unique? Try stepping outside the box and opening the doors to new ways of viewing yourself and the world you live in. What have you got to lose but a little stress and anxiety? At the very least it may amuse you right? If you are interested in freeing your mind by talking with a psychic or even if you just want to satisfy your curiosity. There are many online psychic services available that allow you to do just that with no cost, risk, or obligation.
So, as strange as it may seem, and with this article in mind why not try talking with a psychic today? Who knows you may just get the answers you have been looking for. At the very least you may help expand an ever narrowing societal view of what is real and what is fantastical.

Shoppers Should 'Dig Around' To Find Fab Festive Presents

Festive food is to be the most popular purchase this Christmas, according to a new set of figure
In research carried out by PayPal, just under three-quarters (71 per cent) of consumers are set to get a food-related item as a gift to give to someone. Meanwhile, 65 per cent of people are due to buy either wine or spirits.
Research from the firm also showed that 70 per cent will pick up CDs or DVDs for present purposes, with 64 per cent getting clothes. Books and sports equipment are to account for 63 and 11 per cent of consumers' expenditure respectively. Some 40 per cent, meanwhile, are to buy electrical goods, the purchase of which could be funded via a cheap secured loan.
The study also indicated that the amount of money spent on Christmas presents this year is to be approximately half of that splashed out in 2005. According to PayPal, consumers are due to spend an average of 154 pounds on gifts during the upcoming festive period. Two years ago, this figure stood at 310 pounds.
Findings from the company also showed that men are set to have the highest expenditure out of the two sexes this year, as they will spend 169 pounds. In comparison, women are to splash out 142 pounds. For both males and females, applying for a personal loan could be a helpful way in which to fund festive expenditure.
Commenting on the figures, Cristina Hoole, shopping expert for PayPal, said "The majority of us really look forward to Christmas because of the unexpected presents we're all keen to receive. Shopping is part and parcel of Christmas and putting a smile on someone's face with a fab present, usually the pick-me-up we all need and like at the end of a tough year. However, from the PayPal findings, this year will be a booze-filled, stomach-satisfying affair.
"There are plenty of bargains to be had by shopping online compared to the high street. If you're prepared to do some digging around on the internet you'll find fantastic and original ideas to ensure you deliver the most creative presents without breaking the bank this Christmas."
While shopping over the internet to purchase Christmas presents, those looking for a competitive way in which to manage their money may also wish to take the time to apply for an online loan. And taking out a personal loan via the web could be advisable for a rising number of consumers after a recent study by Mintel showed that about one in ten Britons will shop over the internet to get the majority of their gifts, with 38 per cent buying some presents online.
Overall, it was suggested that retail sales in the run-up to the yuletide period are between two and three per cent higher than this time last year. Meanwhile, a third of consumers state that although their finances will be strained over the course of Christmas, they will still splash the cash. In turn, taking out a quick loan could be one way in which to reduce spending pressures.

The Truth About Lasik Eye Surgery Reviews

The benefits of lasik have been well documented yet many people are still reluctant to take the first step.
Lasik eye surgery reviews are a very important part of the entire process and a great way for people to understand what is involved with this procedure.
The fact that it is under the "surgery banner" means many will approach it with a lot of trepidation but you need to understand, just because you think you need it doesn't necessarily mean you'll qualify for it.
The First Step
Any eye surgery review needs to outline the process from start to finish. It's no good simply reading how the procedure is done. From the moment you decide to take the first step it could be months before you're actually scheduled for surgery.
The first step means making an appointment with your eye doctor. This is especially important if you have been a long time wearer of contacts. Wearing contact lenses over an extended period of time can actually distort the shape of the eye and part of the preparation process removing your contacts and wearing glasses. This is done to allow the shape of the eye to return to normal.
The Surgeon
Lasik eye surgery is not a cheap procedure and it may pay to check your health plan. If you are covered for vision then you may be entitled to a good discount. If you are locating a surgeon under your plan could be your best option financially. Also ask your doctor for a referral in your area.
One of the first things you need to do is do a background check on your surgeon. How many procedures have they performed and can you get references from satisfied patients. Once you've done this and are happy with what you see it's time to book an appointment.
The consultation process will involve being told about the risks and benefits. Your glasses will also be examined. You need to use this time to ask plenty of questions, not just about the risks and benefits but also cost factors. Lasik eye surgery reviews which skim over cost could mean there are hidden costs involved and there is also a vested interest.
Hidden costs are what you need to determine. Who gets paid for what? Is the consultation included in the overall price? Are there other specialists involved and are they charging you separately? How much will any follow-ups cost you? These are best learned during the initial consultation.
The Procedure
Pre-operation tests will usually be scheduled a few days before the actual surgery. This is an important time because if there appear to be any anomalies then the surgery will usually be postponed until the eyes are in good shape.
There have been many instances where a patient has had their procedure delayed following the pre-op. You shouldn't be concerned about this because the surgeon is just looking after your best interests and that's what you want.
When reading lasik eye surgery reviews remember, look for comments during the consultation phase and look for cost factors.

People 'Must Avoid' Unregulated Loan Lenders

Consumers who are struggling in managing their money should resist the temptation to borrow from unregulated lenders, an industry expert has advised.
According to Iain Wrenshall, director of debthelpuk, those with problems in meeting various demands on their spending, such as utility bills and credit cards, must avoid unscrupulous providers despite the help with money that they appear to provide. However, he stated that following the credit crunch people may increasingly look to get a quick loan from wherever they can, as numerous mainstream providers continually curtail their access to cheap secured loans and other competitively-priced forms of borrowing due to problems experienced in the wider financial market
He said "It is extremely important that people avoid going to unregulated lenders. There is the personal threat to their wellbeing if the lender fails to abide by the law and the protection that the law gives the borrower".
Mr Wrenshall added "Generally, people ignore the root of the problem ... they are usually spending more money than they are able to earn." As such consumers will carry on to "lean more heavily on credit", he pointed out that their capacity to take on more borrowing will continue to diminish.
However, the director stated that there also "legal mechanisms" to allow those struggling with their money management, whether this is through loans, store cards, overdrafts or other means, to get themselves out of financial difficulties. In addition, he put forward that many people view applying for a consolidation loan as a means of getting to grips in problems with spending. The application for such a loan could allow borrowers to merge debts owed to a number of creditors and companies into a single low-cost repayment. In turn, this may leave them with more disposable income at the end of every month.
Consumers who are concerned that they are finding themselves in an untenable financial position and are not able to access a cheap loan are urged to seek out professional help. By doing so, people may be able to discuss the various options, which could include a debt consolidation loan, available in helping them to get back on their financial feet.
After consulting with an advisory service, those struggling to manage their money could find that a low-rate loan from a reputable provider could be one way in which to get to grips with their economic situation. The application for such a loan may assist many of those struggling with their finances to meet essential demands on their spending, household bills and credit cards for instance, with greater ease.
Meanwhile, a recent study carried out by Birmingham Midshires revealed that an ever increasing number of Britons are making use of the internet to help them make financial decisions. Research from the firm showed that out of those looking for help with money, ranging from personal loans to savings accounts, some 55 per cent will visit a price comparison website, while 46 per cent seek guidance from an independent financial adviser. The survey also found that about a third of people will ask a friend for advice on money.

Low Income Families 'Struggling With Finances'

Millions of Britons are targeted by unscrupulous loan lenders, new figures reveal.
In research carried out by Save the Children, some 2.3 million people who earn a low income are taking out loans from providers who charge annual rates of interest as high as 183 per cent. According to the charity, such parents choose to borrow from doorstep callers in an attempt to reduce pressure on their finances as they are unable to access low cost loans and other forms of credit. However, it was suggested that opting for such borrowing could see people develop even more financial problems in the future, as they can end up paying back 840 pounds on a loan of 500 pounds. Overall, it was suggested that more than a million British children are living in severe poverty - which is the equivalent of an adult and two children surviving on just 19 pounds per day.
Research from the firm also indicated that about a third of those households which develop difficulties in paying back loans and other types of credit claim that they are unable to afford to buy decent shoes and clothes. Meanwhile, 25 per cent of those questioned state they struggle to meet the cost of purchasing food while one in five develop problems meeting the cost of heating their homes. Out of all the households living in severe poverty, about three out of four (74 per cent) state they cannot replace worn-out furniture, while over 90 per cent cannot afford to go on holiday.
Commenting on the figures, Jason Strelitz, author of the report, said "We have found that there are two times in the year when families are most likely to need extra cash - during the summer holidays when children are off school and need extra meals and at Christmas when the heating has to be on all day."
He added "Doorstep lenders exploit poor families' inability to get credit from more mainstream lenders and they cover their risk in lending to the less well-off by charging punitive interest rates. The core problem is not the companies themselves, but the poverty that forces people to use them."
As a result, the charity advised that the government should supply grants of 100 pounds each to every child which is living in poverty, one in the summer and another in the winter months. In doing so, Mr Strelitz suggested that some 440,000 children could be lifted out of poverty, while many parents may find that they are in a better position to cope with the various demands on their finances such as loan repayments, credit cards and utility bill
Those families looking to get to grips with their money management difficulties may be advised to seek out a cheap loan from a responsible financial provider, charging a competitive rate of interest. Earlier this year, Chiltern spokesperson Joanne Gill advised that consumers often find that pressure on finances is "particularly pronounced" in the run-up to Christmas. As a result, applying for a low rate loan could be one way in which to reduce such strains.

Is the Current BOOM in Foreclosures The Biggest Opportunity For Profit in Real Estate History?

Across North America and the world, the market correction has caused the biggest increase in Foreclosures in Real Estate History, but is there any way for us, as Investors, to profit?
The rate of Homeowners who are more than 90 days behind on their payments has increased 164% from last year, and experts say the worst is yet to come.
But can we as Investors save these homes and their owners from Foreclosure and still be profitable? The short answer is- yes, we can.
While most Investors are still reeling from the blow the market has dealt them, smart Insiders are cleaning up.
Insiders know that, especially in this current market, banks DO NOT WANT Real Estate. They want money. And that simple fact means banks will bend over backward to work with anyone smart enough to know their simple formulas.

There are three Options to consider when buying Foreclosures, and these factors will determine the exit strategy. (And if you understand the House Business, you know that the Exit Strategy determines the Buying Strategy, right!!??)
Technique 1 Repayment Schedule or Loan Modification
In this simple strategy, if you come across a property that has some equity, but may also have a TON of back payments and attorney's fees, all you need to ask yourself is, "Will it cashflow?"
If it will, simply contact the bank and ask for a Loan Modification Agreement- which simply means that the bank will add the missed payments to the back of the loan, and structure a new debt, often without even increasing the payments.
They add the additional monies owed as additional payments to be made, lengthening the time of the opriginal mortgage by several months.
Technique 2 Short Sales
A Short Sale is simply contacting the bank and offering less than what they are owed as full payoff of the underlying financing. This technique works on properties in foreclosure.
To decide if a property is a candidate for a Short Sale, you need only ask yourself, "Do they owe more than it will sell for quickly?" If so, a Short Sale is your only choice, because there's no point in making up the payments if they owe too much to make a profit anyway!
Technique 3 Just Sell The Darned Thing!
Since most Homeowners and Investors are struggling o sell, it's an easy process to pick up houses at good discounts. But can you make a profit?
See, an Outsider, who doesn't know what we do, has too many costs, fees, risks, and BS to make any money off of a so-called "Marginal" or "skinny" deal. But we have much more to offer the Seller than they do!
Here's a Perfect Example
Beautiful Laura, my wife, spoke with a Motivated seller about a home just 2 miles from where we live, in a High-End gated neighborhood.
The Property was in excellent condition, and worth $575,000. The seller owed $490,000 on this 5 Bedroom 4 Bathroom house, was three months behind, and wanted $20,000 out of the sale to pay their back payments and closing cost
So what can we do? How could we possibly make a Profit? Well, it's straightforward- Just Sell The Darned Thing!
Laura simply Optioned the property for the $510,000 price, and Marketed it through a 7-Day Sale. At a sales price to the End Buyer of $560,000, it's a fast $50,000 Profit.
See, most people get so caught up in fees, costs, carrying costs, etc., that they can't move fast enough to capitalize on a deal. This wasn't even a great deal, but $50,000 is a nice paycheck!
In this Property, we paid the Seller 89% of Full Market Value and still made $50,000! And by the way, the Seller pays the customary Seller closing costs, and the Buyer pays the customary Buyers closing costs, so we pay NONE!
Most people are so concerned about stupid little stuff that they skip right over this 3rd technique, and walk away from a HUGE source of CASH PROFITS!!
The current BOOM in Foreclosures is without a doubt THE biggest opportunity to make a fortune in the history of Real Estate, and smart Insiders are raking in profits by the truckload in Markets where Outsiders are complaining because they can't make any money!

Dating Relationship:The Power of Instinct

You are out on a date and everything is going great. The conversation is sparkling and the attraction factor is increasing by the minute. No doubt about it the future is so bright that the both of you may have to wear shades.
So why is your intuition going off like a ten alarm fire bell. You try to dismiss it as nothing more than nerves. Indeed the date ends and you are chomping at the bit to do it all over again. Still that nagging feeling you have in the pit of your stomach will not go away. What do you do?
Yes talking it over with a close friend or family member may help but the chances are if you are confiding in more than one person you will probably get a myriad of responses and opinions. Besides they know less about the situation than you do. There is a tendency for many of us to try and convince ourselves that some outside source has the answer to all of our questions. True they may have experience a similar situation that could possibly serve as a guide for you to consider. But the bottom line is they can only help you up to a point.
That is not to say that detachment in evaluating someone else's problem has no value it does. However in the final analysis, there is only one person who can make the decision and give you the answer you are looking for. As you have already guessed, that person is you.
Nobody can fully understand the rhyme or reason when it comes to instinct. All your senses tell you that the other person is terrific but the tiny little voice somewhere inside of you keeps saying no. In the world we live in the majority usually rules but when it comes to a dating relationship it is probably best to give that tiny voice the final word on whether you continue dating the other person.
Instincts have a way of picking up on things which on the surface are not so obvious to you or other people. Can instincts be wrong? Yes but more often than not following our instincts has steered many of us away from disastrous situations. How many times have we heard the stories of someone who was going to get on an airplane but at the last minute followed their instincts and decided against it? All too often they were proven right.
The moral of the story is better safe than sorry. That is not to say that your relationship will end badly or even to imply the other person has some sinister hidden motives. In the long run it may come down to simply not being compatible.
The point is to trust yourself enough to believe you have the answer to your own situation. Keep in mind also that your instinct is not trying to put a damper on your love life. More than you may realize, it only has your best interest at heart.

Borrowing Levels 'Are High'

Britons are borrowing an increasing amount of money, new research show
In the latest Savings Brake study carried out by Unbiased, lending through the likes of credit cards, loans and overdrafts accounted for some 11.7 billion pounds between July and September, a figure about double of that recorded during the preceding quarter. Meanwhile, findings from the firm also indicated that savings decreased by more than 11 billion pounds over the course of the third quarter of 2007. Overall, for every pound the typical Briton saved during the third quarter of the year, some 35 pence was borrowed. According to the company this represents a "significant increase" from the 13 pence per pound borrowed during the previous three-month period.
According to the company, the recent climate of high interest rates has seen many Britons dip into their savings accounts or take out a loan in an attempt to help cope with various financial constraints over the summer, including holidays. In addition, the credit crunch and its subsequent impact on the availability of cheap UK loans was also reported to have had an impact on consumers' capacity to handle their money.
Commenting on the figures, David Elms, chief executive of Unbiased, said "We have seen a lot of activity in the financial markets in the third quarter of 2007, which marked the beginning of the Northern Rock crisis. Interest rates over the summer were still at a high level of 5.75 per cent and many people will have felt the impact of the credit crunch starting to bite their disposable income.
"While the high level of borrowing and a drop in savings for this quarter may come as no surprise, it is a worrying development. And with the cost of Christmas about to hit the nation's pockets over the next couple of months it is unlikely that we will see a significant improvement in the Savings Brake ratio."
As a result, Mr Elms advised it is crucial that consumers take the time to take steps to take control of their financial situation. And that their level of savings and borrowing, whether this is through loans, plastic cards or other means, remains at "a healthy level".
For those concerned about either their ability to save adequately for later life or about the level of money owed in personal loans, overdrafts, store cards and other forms of borrowing, taking out a loan for debt consolidation purposes may prove to be useful. And applying for such a loan may be useful for a rising number of people. A recent study carried out by Alliance & Leicester showed that following the series of interest rate increases since August 2006, households are feeling "less comfortable" in managing various areas of their finances, as the subsequent rise in mortgage costs impinges upon their ability to pay back loans and other monetary demand
The study also indicated consumers put just 2.1 per cent of their salary into a savings scheme during the first quarter of this year, a record low. Although this proportion increased to 3.1 per cent between April and June, the financial services firm stated that is still below the decade-average of six per cent. As a result, applying for a cheap consolidation loan could help consumers drastically reduce their borrowing and free up more money to invest into savings accounts.

How to Quick Sell Your Rehab Deal (Once It's Fixed)

Okay, it's time. All the hard work is finished. It's time to sell that house or investment property you bought as a fixer upper. You've toiled, or paid others to toil for you now you want to profit from a successful sale. As well, you want to get a return on the labor costs you paid to bring this property up to snuff.
How do you sell the place in the shortest time possible?
After all, you don't want to keep making payments on it. It's ready for sale and that's what you hope to accomplish, the sale. Your approach to selling quickly will determine whether you're soon on the way to the bank, or a therapist.
Certainly, there are concerns to selling your home or investment property. Concerns that can keep you awake at night. To make the selling process as smooth and painless as possible you need to do certain thing
What to Consider when Quick Selling a Fixer Upper
* Does your sale price adequately reflect the investment into upgrades (with profit added onto the price of the upgrades)?
* Do you have the 'intestinal fortitude' to handle a longer selling period in case things do not proceed as rapidly as you wish? The thought of all that work and no quick return can be upsetting.
* Have you investigated the market, to see what other homes you knew were 'fixed up' are selling for in your area?
* Will you be passing real estate fee savings onto buyers?
* If advertised as 'recently renovated' can you discuss the particulars of the renovation intelligently with buyers? This applies to work done to your place by outside trades' people.
There's a wealth of information available to you when it comes to selling your house or investment property. Check books, house and home magazines and the Internet for information related to selling real estate. Look for specific content on selling a newly renovated fixer upper. Look for those who offer legitimate real estate tutorials and systems that help you sell your home for maximum profit.
When you offer your house for sale, highlight the improvements. Buyers want to know of recent modern upgrades that enhance the value of the property. Kitchens and bathrooms are rooms that buyers love to see upgraded. Make sure these rooms receive maximum exposure during an open house or showing, if they were the target of your renovation.
An excellent way to flip your home or investment property quickly is to 'blitz the market'. Don't perform a gradual staged approach to getting the word out. Take advantage of your own personalized system of high impact marketing. Remember, your aim is to sell your house immediately. The longer it's on the market the harder it is to sell. When buyers see your listing 'still there', they may feel it's not a desirable property or location.
You can blitz the market by
* Talking it up, word of mouth goes a long way.
* Advertising in local newspapers
* Using the classifieds' on the web
* Using websites that promote private selling of real estate
* Distributing your own pamphlets, posters, or brochures
Have your showings and open houses for a set number of days, however many you decide then indicate a specific date when you will take offers. Your goal is to generate multiple offers that could precipitate a bidding war.
Take advantage of all resources available to spur on the sale of your house or investment property. They're out there for you. All designed to help you quick sell that fixer upper.

Billions To Be Spent In Last Minute Christmas Dash

With today (December 17th) marking the fact there is just one week left until Christmas, millions of Britons are set to hit the high street to do their festive shopping, figures reveal.
New studies carried out by Sainbury's reveals that an increasing amount of money is due to be spent in the seven days leading up to December 25th. During the pre-Christmas week in 2006, an estimated 9.1 billion pounds was splashed out on food, gifts and other expenses. However this year, such expenditure is set to account for some 11.85 billion pounds - a rise of some 2.7 billion pounds from the same period 12 months ago. Those looking for an effective method in which to finance such spending may discover that a low-cost loan could be one way in which to meet the cost of Christma
Research from the firm also showed less than two-thirds (61 per cent) of shoppers expect to have debts accrued from their last-minute festive shopping, whether this is via secured loans, plastic cards or other means, to be cleared by the end of January. Some 15 per cent state that it will take them between two and three months to get out of the red, while just one per cent forecast that completing such repayments will last for somewhere between four and 12 month
Findings from the financial services company also revealed that men are to spend more money than women over the coming week. Sainsbury's has put the average male outlay at 325 pounds 48p. Meanwhile, females will have a typical expenditure of 231 pounds 63p. In addition, some 4.4 million people are to spend between 501 pounds and 1,000 pounds. The study also showed that 1.4 million are going to ring up payments totaling more than 1,000 pounds. For such consumers in particular, a low-rate loan could be a way in which to meet not only the expense of Christmas gifts but also other financial commitments during this period of time such as utility bills and mortgage
Meanwhile, those living in the north-east, Yorkshire and Humberside regions were shown to be on track to spend the most money this coming week at 339 pounds 84p. Such residents are followed by the Wales and south-west residents, in addition to people from London, who are to splash out 323 pounds 40p and 322 pounds respectively. On the other hand, consumers in the south-east of England and East Anglia will splash out just 218 pounds 50p. Those surveyed from the Midlands have the second-lowest expenditure, spending just 231 pounds 15p.
Britons, no matter whereabouts in the country they live, who are worried that their ability to manage their finances during the Christmas period as their spending comes under more strain, may wish to consider applying for a low-rate loan. In taking out a loan, borrowers may find that they have sufficient resources to buy everything they need for the festive season of their dreams, in addition to meeting regular demands on their money they will face both before and after yuletide.
The Sainsbury's study provides an interesting contrast with a recent set of figures by American Express, which showed that 82 per cent of men aimed to have their festive shopping completed by December 14th. Meanwhile, 16 per cent of males are set to start their gift-buying from this week. For those who have left shopping for this Christmas until the last possible minute, or are looking to make an early start for next year, a low-cost loan can always provide significant help with finance.

Is Flipping Real Estate Right For You?

In the past, individuals got into real estate investing to make money by serving as landlords. They would purchase a few homes, normally in their city or area, and would then rent them out. They made money each month from the rent as their home gained value with each passing year. After owning the property for 20 or 30 years it could then be sold for a large profit or held for monthly income.
While some individuals still choose to invest in real estate this way, others are finding they can make just as much profit by flipping real estate and making a quick sale. Although flipping real estate seems easy, many people have had their flip flop, because they didn't have the right skills and knowledge it requires. There are several ways for you to determine whether or not you have what it takes to be a success story.
One of the best determinants of how successful an individual will be in flipping real estate is how much knowledge and awareness they have of the current housing market. While many individuals assume it is enough to know whether or not the current market is up or down, in reality it takes much more than this. Individuals must know all about homes in the area including their value and what they're selling at. In addition they must know about the rehab industry and what costs they are going to incur flipping a home. Many individuals underestimate their budget when flipping real estate. They are unaware of the true cost of supplies and labor. Knowing all of this information is very important in order to have success flipping.
You may assume that you must have handy skills to repair and quickly sell your house but this isn't true. Any work that needs to be completed on a home can be hired out, and many deals require little or no work at all.
If you are going to fix up houses before you flip them, be aware that you can easily be taken advantage of by contractors if you're not active in your flip or you're unaware of the approximate pricing and timeline for a particular project. This is why many professionals recommend that individuals receive multiple bids for projects when flipping real estate.
Once you have hired contractors for a flip, it is important that you have the managerial skills necessary to ensure the contractor stays on the agreed time schedule.
If you're going to start flipping real estate, make sure you're an excellent problem solver. Every flip encounters an unexpected problem at some point. Water leaks, mold, rotten wood and more are just some of the things you may discover as you prepare to quickly sell your house. These often require adjustments to the budget and timeline which you'll have to figure out.
Finally, individuals who want to make money through real estate investing should be self-motivated. Once you purchase a home for a flip, no one is going to provide you with deadlines or a to-do list. Instead, you must be able to generate self-set deadlines, budgets and tasks. If you don't have the skills and motivation to complete the project, it won't get done. This will prevent you from being able to quickly sell your house.
While many individuals choose to make money slowly through renting out their properties, others are choosing to flip them for a quick profit. You, too, can be successful flipping real estate, if you have the skills and knowledge you need before you buy your first home.

Can Real Estate Investments Be Profitable?

The real estate market is one where a profitable investment is always to be found somewhere amidst the foreclosure lists or lying dormant on an agent's desk. This guide aims to give you the background necessary to allow you to find profitable real estate investment.
First, the key to profiting with real estate investments is to find a highly motivated and urgent seller. This is something that is quite easy to do in today's market as foreclosures are at record highs with a long ways to go in order to get back to "normal". The idea is to negotiate a lower price on a piece of property requiring a motivated seller. Foreclosures are a prime target for investors as the seller usually is in a position sell their house quickly or desperately. If you are talking to an unmotivated seller on the telephone, it will soon be very clear that you are not going to get a discounted price on this property, which would not make it a very good real estate investment. If the seller, or the bank, is motivated then you may be able to negotiate a lucrative deal.
One counterintuitive aspect of real estate investment is that you normally make a profit when you buy real estate and not when you sell it. This means that, while there is often little you can do to increase the value of the property sellers are human and are often willing to negotiate their price. Saving money while buying real estate is the key to selling homes for a profit, this is what makes a good real estate investment.
With that in mind, you need to develop a list of properties that you are considering investing your money in. You will need to view around ten pieces of property before you carefully choose which one will be the ideal real estate investment. One useful technique for sourcing profitable a real estate investment is to interview the agents the people that profit on a daily basis. Interviewing an agent and finding out if they own any real estate investments could be productive also very useful. Remember, most of them will be more than willing to sit down for an interview because you, hopefully, will use them to finally conduct the transaction.
Agents understand the market "inside out" and can be an excellent source of investment properties with low prices because others have not seen or understood the potential of them. After you create a good relationship with a local real estate agent, you will typically receive a phone call every time they notice a good property reach their desk. Remember, they receive a lot in return for this relationship because the more real estate that they sell the more commission that they earn. Therefore, they will be motivated to help you find the perfect investment
Another very useful method for sourcing great real estate investment is the use of foreclosure lists. You can check out websites to find resources for finding foreclosures properties and to get possible deals emailed to you. Typically, you will have to pay a subscription fee to access this information but it is definitely worth the cost. Who knows, you may find the "mother lode" of all deal
In order to profit from foreclosure lists easily and quickly, follow these steps
First, buy the daily foreclosure list for your area and flip through the pages Select only the properties that has have been on the list for less than thirty days Highlight the ones that are within your budget Look particularly for ones located in nice surroundings or desirable neighborhoods and only select properties that are within fifty miles from where you live. Using the internet, access the local tax records and obtain the tax value of this particular piece of property
Once you have picked a few potential properties then ask your agent to take you for a viewing. If you are happy with what you see then you can contact an appraiser, make sure that the house is structurally sound. This step is necessary to ensure the value of your investment.
At this point, you will be in a position to make an offer and to attempt to "buy low" in order to "sell high".
Admittedly, finding a profitable piece of property is usually the result of a small amount of hard work. However, this article has put you at a great advantage regarding real estate investment. The rewards of finding valuable properties speak for themselves. Buying an under priced investment can mean profits of tens of thousands of dollars.

Foreign Ownership Rules for Condos in Bangkok

Owning a condominium, or, condo unit, is regarded as the easiest as well as the most practical way for foreigners to acquire a property in Bangkok. In other words, condo is perhaps the biggest and most favored investment option for foreigners who prefer to stay in Bangkok.
Purchasing a condo in Bangkok is comparatively cheap in contrast to other Asian cities such as Singapore, Hong Kong, and Shanghai. When it costs billions of dollars for a typical condominium unit in cities like Hong Kong and Singapore, you can easily own a condominium complete with luxurious bedrooms and facilities such as swimming pool, for just around $700,000.
However, condominium investment in Bangkok is mostly based on the spot where it is located as well as the convenient transportation. For instance, condominium complexes located in such posh areas as central business district (CBD), BTS, and MRT stations are much sought after.
Since they can considerably cut down the transportation cost and can eliminate the chaos of traveling to and fro your work place, condos located close to Skytrain and subway routes are also of great demand. Likewise, condominium units near strategic shopping areas including Sathorn, Silom, Sukhumvit areas, and Rama III areas are also much preferred by the foreigners.
Depending upon the buyers' taste, budget, and choice of location, condominium units in Bangkok come in a myriad of options such as small studios, three-bedroom complexes, and penthouses. Majority of the condo property found in the city's areas like Sathorn and Sukhumvit, and vary in size between 55 to 60 sqm and 75 to 80 sqm. For investors seeking luxurious condominiums, then a myriad of high-end choices are available in the form of three-bedroom units, ranging in size between 100 sqm to 120 sqm and 140 sqm to 200 sqm.
When comes to prices, the cost of a condo unit in prime areas such as Silom and Sukhumvit are about Bt100, 000 per square meter. Investing in these strategic locations have high resale value, and can also fetch you good income in the form of rent. The prices are even higher for condominiums located in areas including Soi Langsuan and Wireless, Rajdamri or Sathorn roads, which is up to about Bt200, 000 per square meter. The demand for condominium is at its peak now in the capital city. Nowadays, many investors, both foreigners and locals, purchase condos in Bangkok pre-build.
According to certain records, foreign investors have been accounted for about 15% of all condo units bought and sold last year in Bangkok. Factors such as low rates on mortgages, excess liquidity in the financial and banking system and tremendous boom in stock market have led many foreigners to invest in condominiums in Bangkok.
Above all, the laws pertaining to owning a condominium is quite simple and liberal when compared to other Asian cities. In other words, a condominium or condo is the only type of property that can be legally purchased by a foreigner in Thailand. The only restriction for a foreigner to purchase a condo is that a foreigner can normally acquire up to, but not exceeding 49% of a condo property.
However, in order to qualify for condominium ownership or buy a condo unit in Thailand, it is mandatory for the foreigners to meet any of the five criteria put forward by the Condominium Act B.E 2535 (1992) such as
- To possess a residence permit
- A foreigner with the permit to stay in Thailand according to the Investment Promotion Law
- Foreigner who is able to bring in the entire money for purchasing the condominium unit in the country in foreign currency
- Foreign juristic entity with BOI privileges in the country
- Foreign juristic person possessing some land right as per stated in the Land Code
In addition, there are certain requirements for purchasing a condominium in Thailand, such as, the foreigner must have a bank account in the country and a copy of the foreigners' passport showing an immigration stamp that he or she is in the country at the time of the purchase of a condominium.
Mostly, foreigners own a condominium unit in the city by bringing in 100% of funds for the purchase of condo unit in foreign currency. Further, it is necessary that funds that have been used for the purchase of condominium are correctly recorded on a Foreign Exchange Transaction Form, which is a bank account issued by the bank on receiving foreign currency into your bank account in the country. It is also important to state in the Foreign Exchange Transaction Form that the remittance has been solely made for the purchase of a condominium in Thailand.
A plethora of property builders and realtors are in the scenario to find you a condominium unit that goes with your requirements. Today, many of them have their own sites on the web, inclusive detailed description on property, digital photos of the property, detailed floor plan, and a location map. This in turn allows you to easily select a condominium according to your taste and pocket.

Creeks and bays are particularly good sites for wintertime walleye fishing. The south shore of Lake of the Woods is known for trophy size walleye. During the winter, fishermen can happily ice fish all day long (or even all night with the proper fishing houses) for walleye.
During the early months of the summer season, if you are fishing The Lake of the Woods for walleye, consider fishing the shallows of the rocks and reef areas. In spring, consider fishing Lake of the Woods for walleye close to Franz Jevne State Park, and you are sure to catch your limit as the walleye are in a prespawn state at this time. As always, minnow and night crawlers are good bait choices as are spoons and spinner

Choose spinner rigs, and use a bottom bouncer there for optimal results when fishing early mornings during the spring at Lake of the Woods. When you are bouncing for fish during the spring months on Lake of the Woods, choose something similar to a St. Croiz TC76LM. Use a flipping switch so you can easily control your depth, and choose a fast tip, so you can feel even the slightest nibble on your line.

Using a Newsletter as a Distributor

Did you know that a newsletter is a very powerful distributor marketing tool? You don't even have to be a fantastic writer to create an attractive and promotional newsletter. A newsletter is a great way to increase your sales and build a customer data base for your home business as a distributor. Here are some tips to help you with using a newsletter as a distributor.
One thing that having a newsletter does is enables you to send email to customers that is not considered spam. From your distributor web site, set up a small space on the opening page for visitors to sign up for a free newsletter. This will give you permission to send them newsletters and also provide you with their email. You can even require that they fill in their personal information such as address and real name when they sign up for the newsletter. Be certain to never ever sell this information or disclose it other parties that are not involved in your home business. The newsletter sign up is an effective way to collect customer information and visitor information.
Select a theme for your newsletter. As a wellness and health distributor you should select a topic that is health or wellness related. Name the newsletter something that fits the theme of the products and the wellness niche. For example, if you market skin care products you could name your newsletter The Skin Zones. The topics in your newsletter could cover skin care and health supplements that increase the youthful appearance of your skin. Visitors to your site are already interested in your topics and often your products. The chances that they will sign up for the newsletter is greater if the newsletter title is something that is catchy, easy to remember and related to the health and wellness products of your website.
When you create your newsletter, write a short article about a specific topic that relates to the theme of your newsletter. Consumers crave information and handy tips, suggestions or recent news about health and wellness topics are well received by your subscribers. In the margins of your newsletter, you can place product ads for items that you distribute. If you did The Skin Zones as your newsletter, you could do an article on foods that contribute to acne. The side products could be acne products or other skin care products. Be certain to include direct links to the products so that subscribers can go to them easily from the email that you send to them.
Ideally, you should have several small articles in your newsletter that cover the theme. If the newsletter is primarily ads, then people will not be as likely to remain loyal subscribers. People really enjoy useful tips that they can apply in their lives. If you can do one article that is news based, one that is tips and suggestions and another that is informative, you are likely to increase your readership and to keep subscribers a long time. The products on the side margins will sell themselves and increase your distribution automatically without creating a newsletter that is just a huge sales advertisement.
Another advantage of a newsletter is that you can advertise because people have subscribed for the newsletter. If you obtain the physical address of your subscribers, you can send them a catalog for your products that you distribute. You can also send them coupons that they can use specifically for your website that has the products that you distribute. If you are not a writer, you can pick up articles from free article directories. Just make certain to agree to the terms of service and follow them from the free article directories.

The Price of Being Sick - Prevention is the Key to Lowering Health Care Costs

Obesity is a growing problem in our country and it seems that the smarter we get and the more technological and scientific advances we make, the worse the problem becomes. This doesn't make a lot of sense, does it?
What is being done to prevent obesity? Clearly not enough. More than 65% of Americans are now considered overweight or obese. Many diseases that are leading killers in our society are preventable. That is correct. I am talking about diseases such as heart disease, diabetes, and even certain types of cancer. The medical community has convinced the general public that treatments for these diseases are readily available instead of focusing on the prevention of them. Why? Because these treatments are what put money into the healthcare system, not the prevention of the disease itself.
One of the most startling statistics of all - 70% of all cancers are lifestyle related. They are not genetic or caused by environmental factors, they are lifestyle related which means if we would make changes to our lifestyles, the development of the cancer could be prevented. Read on to determine ways that you can make changes and prevent some life threatening illnesses as well as lower your health care costs!
PREVENTION AND HEALTHY HABITS
The hardest step to take is the first one. However, if you set a goal of creating healthier habits for you and your family, just like a goal of painting your family room, you will get it done. If you never plan for it, you will never make the changes. Goal setting is the first step to healthier habits. Healthier habits are the first step to prevention and prevention is the first step to saving health care dollars. Most of us are investing in some sort of a retirement fund. We think of places we want to go, things we want to do and things we want to see when we retire. We dream of the things we don't have time for now. However, if we don't take the steps to prevent obesity, heart disease, diabetes, cancer and a host of other health issues, our retirement funds will end up being spent on medication and health care instead of traveling and enjoying life's golden year
Here are some keys that you can incorporate into your lifestyle starting today to make changes that can lengthen your life, improve the quality and keep some healthcare dollars in your pocket.
-Get Started Today. Hockey legend Wayne Gretzkey said that in his early years a coach once made a great impression by sharing these words of wisdom "You miss 100% of the shots you never take". This is so true and applies to just about any situation in life, including creating healthier habits. If you never make the choice to start, you will never incorporate the healthy habits. All it takes is making the choice and moving ahead one step at a time.
- Plan. It is that simple. We have all heard the old saying "failing to plan is planning to fail" and that applies here as well. You must have a plan of what you intend to do, how you want to incorporate healthier choices and then simply follow the plan.
- Know where you are. Get a benchmark of how healthy you are right now. In order to determine the progress you make, you need to know where you are right now.
- Know where you are going. Use a journal to track your progress. This will help you stay on track and on the days you feel like you aren't making any progress, you can look back at the last 30 (60 or 90) days and see how far you have come.
- Be Patient. Change takes time and seeing progress is going to take time as well. Chances are you didn't see the changes happening to your body overnight and it will take time to see the positive ones as well.
- Keep it fun! Trying to follow a plan that is too strict or regimented is a sure fire way to fail. Keep a fun attitude, involve family and friends and make your new habits something that you look forward to.
- Expect obstacles. Just as knowing where road construction is happening can get you to your destination more quickly, knowing that obstacles are going to appear on your path to creating healthier habits will help you plan for them and get back on the path to your goal faster. Holidays, birthdays, celebrations, parties, emotional situations such as death, divorce or loss of a job are all things that can get us off track. As long as you expect some obstacles and plan for them, you will be better equipped to handle them and move on.
- Sleep. Sleep is underestimated in the role it plays in good health. We think that staying up an extra hour or two to complete a task is the best way to be productive. In fact, if we would "hit the hay" for some good rest we would wake up in a much more productive state and not only get the tasks from the night before completed but be in a better frame of mind for today's tasks as well. Studies show that we are more likely to make poor eating choices or overeat when we are tired as well.
- Get support from friends and family. Engaging your network of friends and family is a great way to ensure your success. And, you might help them create some healthy habits along the way to add years to their life and life to their years! Accountability goes a long way in staying on track and creating a healthy lifestyle.
- Consult your doctor. Anytime you are planning to start a new eating/exercise plan it is a good idea to let your doctor in on your plan and your goals. Your doctor can help keep you on track and monitor your progress. Doctors can also help you monitor things that you can't see or monitor on your own such as cholesterol and sugar level
- Exercise! In addition to eating better, make an effort to move your body for 30-60 minutes three to five days a week. This is the best medicine available.
FINAL WORD
Visualize how the world would be if everyone adopted healthier habits. Think about the 70% of those cancers that are lifestyle related. Think about the obesity problem that would no longer be an issue. Think about the average size of a women going from 14 to 8, and men going from a 44 inch waist to a 38 inch waist. Diabetes and heart disease would no longer be the killers that they are today.
Each person has the power to make the changes and prevent these terrible diseases before they start. You have a plan, you know what to do. Find some good resources to help you and keep you accountable. You are well on your way and you can make it happen!

Bombe Chests Create a Unique Style for any Room

Even if you don't know what a bombe chest is, chances are that you've seen plenty of them throughout your life. It's a unique style of solid wood furniture that has been around for centuries, created and mastered by the French almost 300 years ago during the Regence period.
Bombe chests have the appearance of a small chest with drawers or a petite dresser. There are a couple unique characteristics that set bombe chests apart from the rest, however.
The main difference begins with the overall shape of the piece. Instead of having straight edges and square lines, bombe chests will be curved and rounded in the front where the drawers are and sometimes on the sides as well. This creates a unique, elegant style not found with traditional dressers or chests of drawers. It can definitely be the centerpiece of a room, standing out from the rest of your furniture.
Another important difference almost always found on a true bombe chest is the integration of some type of art. Many times this will be in the form of hand-painted motifs, which makes each piece even more unique and stylish since no two are exactly alike. Almost 300 years ago, when bombe chests were first being made by the French they found inspiration in mythology and the Orient. Thus, most of the painted accents were themed with dragons, flowers, and shells. Floral patterns are still very popular today.
Many people mistakenly call them Bombay Chests because they don't know how to spell it or have seen spelled that way somewhere else. This can become confusing because furniture made in Bombay, India is completely different than what I am discussing in this article. Make sure you spell the name correctly or you could be in for a big surprise when searching for your bombe chest.
The most popular use of these chests is to store dining room items such as linens, candles, placemats, and silverware. But don't be fooled in to thinking they can't be a beautiful addition to any room in your house. The stunning look, elegant curves, and hand-painted motifs make it a unique piece of art worthy of showcasing.
A great place to find these bombe chests is online. You may have visited a local furniture retailer and been turned away by only pricey, expensive options. Well, I'm here to let you know these same incredible chests can be found at a super discount online due to the competition between rival websites. Search the web and find the perfect one for you now. Happy shopping!

Home Bar Furniture - The Stress Reliever

Have you ever walked in to somebody else's house and wondered where they got that amazing home bar? If so, you have definitely stumbled upon the right article for you. Many people are starting to put home bar furniture in their homes these days. What was once thought to be a privilege for only the super rich is now becoming easier and more affordable than ever before.
There are many reasons why you would want a well designed bar in your home. First, it is a great way to entertain guests and family members while they're visiting your home. It will become the social epicenter of your house as people gather around the bar to have a drink, tell stories, and relax with loved ones. What could be better than having all the joys of a night out on the town in your own living space? Oh yeah, not to mention all the money you will save from not having to buy over-priced drinks at the local club or bar scene.
I find home bars to be a wonderful form of stress relief as well. It can be a relaxing space where you can forget about the stresses of your daily routine and relax with family and friends while enjoying a drink. Sit down on your barstool or pub chair and just live in the moment without having to go anywhere but home. Your quality of life and even your health can show dramatic improvements from a daily stress reliever like this. Too many people forget to enjoy life and to savor every moment your here. Don't be one of those people.
Bar furniture can also add that special touch of class and elegance to your home that you've been looking for. The simple beauty of this furniture along with the spirits and pub glassware will add style to your home instantly. Home bar furniture usually comes as a set including matching barstools or chairs, the main bar unit, and sometimes an optional wall unit for storing glasses, bottles of wine and liquor, and accessories. The main unit can be straight, L-shaped, or even rounded depending on your taste. Most often it will also have storage compartments and cupboards in the back as well as a sink for cleaning glasse
Now you may be wondering what style to choose. When it comes to choices that will ultimately make a difference in the appearance of your home, make sure that you analyze your existing decor. You don't want to buy a bar that will clash with other furniture in that room. For example, if your furniture is mostly traditional with wood finishes it would probably be a bad idea to purchase a home bar that is contemporary with a brushed metallic finish. You get the point. Just stick to your instincts and buy something that pleases you aesthetically while still honoring your existing, complementary furniture. Follow these simple rules and everything should come together fine.
A great place to find these home bar furniture sets is online. You may have visited a local furniture retailer and been turned away by pricey, expensive home bars. Well, I'm here to let you know these same incredible furnishings can be found at a super discount online due to the competition between rival websites. Turn your home into the stress relieving, enjoyable, and entertaining family gathering you've always wanted it to be. Happy home bar shopping!

Getting Rid Of Writers Block For A Blogger

It is something very common. It is not something to be ashamed of or embarrassed by. Writer's block. Sometimes we can sit there with the intention of writing something truly amazing, and nothing comes out. You lose all train of thought. Luckily, there are many things you can do if you get stuck in writers block or blogger's block, depending on the situation. The best thing to do is try out a few different things and see what clears up the symptoms more quickly.
One idea to help your thoughts flow freely is to never blog in a quiet spot. Go outside and walk around for a bit. Take your laptop with you to the local Starbucks, the park or even a library. This may help you concentrate on what you are writing but also puts you in an environment where you can observe others and maybe get some great topics for writing. Go somewhere where you can get some fresh perspective.
You could also try keeping a notebook and pen with you all the time. This way if you are not near your computer and get a great idea for something to write about, you can jot down a few ideas that come to you right then. If you tend to do this, start keeping a list of all the ideas for blog posts that you could write. If you start building a list, you can fall back on it when you run out of ideas. Ideas may come at the most random times, so just be prepared all the time.
Many people recommend subscribing to Google Alerts. This is a quick solution to keeping you informed on the media and other new information. If you stay current on your events, it may a lot easier to come up with blogging topics. This way you know what other people may want to be reading about too.
Try looking at other blogs whether or not they are in the same category as yours. It may give you some good ideas of where to go next with your own blog. This will also show you what else people are reading and writing about. This can help you expand your horizons and give you some fresh topics to spark readers to read you blog.
This may be simple, but just ask your readers what they are interested in reading. Try posting a poll or a survey on your blog and ask for responses on topics that they would like to read about. If you don't have time to come up with a survey or poll, just start reading the comments that others are leaving. A lot of times they will leave questions or comments that will give you ideas of what they are wanting to read. This will also make your blog seem more personable for them and keep them reading longer.
These are just a few simple ideas of things you can do to help your bad case of blogger's block. If you still are having a hard time after trying a few of these ideas, search the Internet for some sites that are designed to help you find your next topic.

6 Ways To Avoid Contact Lens Infection

Avoiding contact lens infection is simply a matter of practicing good hygiene. Yes, there are other factors which are sometimes beyond your control but you can eliminate a lot of infection risk by following some well worn hygiene 101.
Contacts have become as much a fashion accessory as an aid to improved vision and it's using them for fashion which can get many users into trouble. Reckless use of lenses is inviting complications and in this article, we'll highlight some of the ways you can protect yourself from making an unscheduled visit to the eye doctor.
What Causes Infection
There are several reasons for contact lens infection including over use, poor hygiene, sensitivity and bad fitting lense
It's important to understand that if irritation in the eyes is causing you problems then take that as a warning that there could be a serious complication developing. Don't ignore it.
Take your contacts out and store them. Avoid using them again until you've seen your doctor. Your doctor will more than likely want to examine them so take them with you when you visit your eye care professional.
Avoiding Complications
Let's take a look at some preventable measures you can undertake to avoid possible infection. This will cut down dramatically the chances of you picking up an errant infection.
1. Make sure your contacts fit correctly. Avoid the temptation of wearing them based solely on the fact they make you look good. They are specifically designed to improve vision and should be treated as such.
2. Schedule regular check-ups with your doctor. This is particularly important for people using them for the first time.
3. Practice good hygiene. Clean your lenses on a daily basis without fail. It's amazing how much sediment and particles can be picked up by the eyes and you're asking for trouble if you don't clean them.
4. Wash your hands thoroughly before handling them. This is simply common sense.
5. Make sure your lens case is also cleaned every day. An uncleaned case can become a breeding for infection so don't tempt fate and think because it's closed, it can't attract foreign substances. In fact, replace your case often. This is something you should have discussed with your eye wear consultant.
6. Never use solutions which are not recommended. In other words, avoid the temptation to use your own made up solution. Again, the eyes are a delicate part of the body and using a solution other than what's on the recommended list is a recipe for inviting contact lens infection.

Can A Student Loan Be Discharged With Bankruptcy

It doesn't really matter how old your student load is. Since October 7, 1998 the only way that you could include a student loan in a discharge is if you can prove that they are the cause of an undue hardship. This is hard to prove.
Any bankruptcy cases before October 17, 2005 if your student loan was given to you by a company that was insured or a non government entity you could include it in a discharge. But if those that offered you and gave you the student loan was of a non profit or a government funded entity they could not be included in a discharge.
Often times there are other alternatives in apply for bankruptcy on a student loan. Because the negative aspect of applying for bankruptcy with a student loan is that while you are in court your creditors don't have the ability to send you bills, so if it ends up ruling not in your favor. That next month you would receive a bill will all have the interest and late payments that have accrued while you were waiting for the judgment in your bankruptcy case.
Student loans tend to be one of the most flexible loans out there they have more options that you can pursue then just a standard loan. If you see that you are not going to be able to pay back your loan talk to you lender. Let them know exactly what is happening and more often then not they would be able to help you out of that situation.

Those that decide what can be included in the bankruptcy and what can not be included will be based upon the decision of the bankruptcy judge. In many cases a ruling is really made by just a gut feeling.

To prove that your student loan is causing you an extreme hardship you must prove three points and if you miss one you will not have it included in the discharge. The first one is that you have things in you circumstances that will make your current financial state will continue for a most to all of the repayment period of the student loans.
Second, you have been trying to make good faith effort to be able to repay your student loans. By making payments for several years, showing that you did try to pay off your debt.
The only exception to this one is if you never had the money to pay the loan in the past. Lastly you must show that you would not be able to, based on income and expenses maintain a minimum standard of living for those of your house hold and yourself if you were made to pay this loan off.

While in the bankruptcy court you may have the means to give what is called a partial discharge this is where you have shown that your income and expenses will not be able to pay the entire loan but would be able to pay a smaller bit of the loan. But even to get a partial discharge you must still meet all of the above requirements that we have listed previously.

Taking the Plunge: Starting a Home Business

It's more daunting than becoming a member of the Polar Bear Club. It's more frightening than the thought of your entire extended family coming to your house for Christmas dinner. It's even scarier than a root canal. Starting your own home business can be a terrifying transition in life, but it can also be the best decision you've ever made. So, get some courage together, and let's talk turkey.
All your life you've comfortably come and gone from a brick and mortar business. The nine to five, Monday through Friday grind is your weekly ritual and your comfort zone. But all your life thus far has only served one purpose to make someone else rich. While you are slaving away in your cubicle, have you ever wondered why management always has a few days a week to spare for golf games? Have you noticed management's ever-increasing goals for productivity never really create any extra work for them? It's good to be in charge, plain and simple. When you are calling your own shots, you'll never again have to be angry about workplace injustice
If you want to make a comfortable living for yourself and your family, move to the top of the profit pyramid. How? Find a niche to fill in the market and make it happen. Your entrepreneurial calling is only as far away as your strongest talent. Are you a great writer? Get typing, friend! Are you an amazing seamstress? Sew yourself up some profits. Determine the true passion in your life and hunt it down relentlessly. Just make sure that passion is practical and profitable. Don't leave a decent job to pursue a career as a hand model if you aren't totally convinced you've got something marketable under those mitten
Talent isn't the only thing you'll need to get your home business going. You also must have some basic business sense. Lucky for you, nearly every business question you can think of has an answer online. Search for some good resources and start studying up on bookkeeping, budgeting and business proposals. You'll also want to talk to an accountant about the tax-deductible expenses involved in starting up your business. Any money you get back from Uncle Sam is a good thing.
Transitioning from a full-time drone to owning your own home business may be difficult. Figure out how to provide for health insurance. Be mindful of tax laws so the IRS doesn't pound down your door with an audit. Some people are more comfortable making a slow transition into their home business by going at it part-time while keeping their regular job. This is a good idea if you want to test the waters before you jump in. It also buffers start-up expenses you'll accumulate while your business catches on and builds its place in the market.
A great idea and basic business skills are a good foundation, but to really get your home business humming you'll need a heaping helping of moxie. Never underestimate the value of your own tenacity. Before you make your dreams a reality, you need to start dreaming. Think big! The size and scope of your home business, and ultimately the size of your profit margins, are directly related to your ambition. So, the more ambitious you are, the more money you stand to make. Just like any other investment, you need to take risks to see big returns. As long as your risks are calculated and well-researched, you will not regret them.

Ukraine Bridal Tours - You Will Be Spoilt For Choice

When desiring to find the best Ukrainian dates or brides there are several options you may select from. You may either paddle your own canoe, or you may resort to the services of various dating and match making agencies.
Now, there are dozens and dozens of such companies, which would offer you online dating services, presenting you with ladies' portfolios, photos, etc. However, in dating nothing can compare to personal meeting and Ukraine bridal tours may grant you excellent opportunities for meeting the ladies of your dreams face to face.
So, what are Ukraine bridal tours and what advantages do they offer you in your search for love? In general, bridal tours are the trips to Ukraine with a view of making live acquaintance with a number of Ukrainian ladies, who wish to date and marry foreign men.
As a rule, bridal tours are carried out by the dating agencies. Most agencies offer their clients three basic options of the bridal tours all included tours, land tours and socials only. Let us take a look at each of these options and see the advantages they offer.
When you purchase an all inclusive Ukraine bridal tour your dating agency serves you as your tour operator. Such full package tours provide you with airfare, hotel accommodation, transportation, catering, shopping, sightseeing, translating and interpreting services and with socials. Of course, socials are what you come to Ukraine for. They are the meetings where you find many ladies present, who wish to date and marry foreign men.
As a rule, each social is conducted in such a manner that the correlation of men and women would be 8 to 10 ladies to 1 man. So this way you will have a chance of making acquaintance with several ladies at once. Consequently, this significantly increases your chances for dating success. Besides, you will be provided with high quality interpreting assistance.
Land bridal tours include all the above listed advantages and services of the all included tours, except for the air fare, which you would have to arrange on your own.
Socials only bridal tours do not provide you with any of the services listed above, except for the meetings with the ladies. This turns out to be the most expensive kind of Ukraine bridal tours, because the price for socials only reduces insignificantly compared to the all inclusive bridal tours. This option is best for those foreigners who already are present in the country and do not need any accommodation arrangements made for them.
In most cases, agencies would offer you at least three socials per tour. They can be conducted in the same or in three different cities or towns of Ukraine.
Even though the advantages of going on Ukraine bridal tours are quite obvious, you should be aware that attending socials will only help you to make a good start on your way to successful international dating. The acquaintances you make there have to be supported by the ongoing mailing and phone conversations with your lady, because only in this way, will you be able to get to know each other better and to build up your relationships.

Chainsaw Prices - Is Electric A Better Option Than A Gas-Powered Saw?

Comparing chainsaw prices can be a little confusing especially for first time buyers. The chainsaw is becoming standard equipment in the tool sheds of many homes around the world yet, people still have trouble coming up with the right machine.
Just like real estate, it's important not to over-capitalize when comparing the prices of chainsaws. Sure the bigger, more powerful Stihl, Husqvarna, Echo and Poulan machines are tempting to take home but let me predict what will happen.
Buyer's remorse will set in. And why wouldn't it? This article is directed at those of you who live in surburbia with not a lot of call to use a chainsaw on a regular basi
Electric Chainsaws
There are some excellent electric models on the market today. Better still, they are available for what seem crazy prices. In fact, for $50-$75 you can pick yourself up a great working electric model chainsaw which will handle most of the jobs around the home.
Yes there are drawbacks to electric chainsaws namely wet conditions and they're not as flexible as gas-powered machines. However, if you intend using them on just a handful of times a year then wet weather is not going to be an issue.
The more expensive electric models when assessing chainsaw prices will usually be under the name brand banners of Stihl and Husqvarna. These machines are loaded with many more features than the low priced items but once you start getting into this price category, then it might pay to inspect the gas-powered model
Gas Powered Chainsaws
Extra power and portability are the main attractions of gas-powered saws however, they are noisier and less suited to suburban condition
The intention of this article though is to try and get the most suitable machine in your hands as a infrequent user for the best price. Poulan have some very suitable lightweight saws while brands such as Homelite, Remington and Echo are worth exploring.
If you're looking at spending less than a hundred dollars then we can't guarantee what you'll pick up in the gas-powered range however, when comparing chainsaw prices, by looking at the $100-$200 range, then you are well in the ball park and open to many great option
Forking out hundreds of dollars on a chainsaw just doesn't make sense if you're buying your first machine or you're only going to use it a few times a year. Sure, you might be the envy of your friends and neighbors but wouldn't the extra few hundred dollars you outlaid have been better directed to your kid's college fund?

Brits Should Not Forget About Home Security During Christmas

Millions of homeowners could see themselves under financial strain when they return from a break during the Christmas period.
Such is the assertion of Halifax, as a new piece of research by the financial services firm indicates that some four million households are exposing themselves to burglaries over the upcoming festive season. According to the company, an estimated one in five Britons are set to go away over the course of Christmas and the new year. Out of these people, just over a third (37 per cent) are planning to visit family members, while some three per cent go abroad either in the search of some winter sun or to hit the ski slopes. Whatever they intend to do while away, however, travellers could find that a low-rate loan could help to meet the various transport costs that they will face.
As less than a fifth (19 per cent) claim that they are not planning on improving the security of their home before jetting off, many people could find that pressure on their spending increases should they return to discover that they have been burgled, especially if they do not have insurance. Although one in three claim to be worried about a break-in, many state that they are only to rely on their friends, neighbours and loved ones to keep an eye on their home. Meanwhile, just eight per cent state they are to improve their property's security - a move which could be financed via a home loan.
Research from the firm also revealed that a tenth of those going abroad plan to go away for at least a fortnight, which could leave their homes at particular risk of a break-in. In turn, the cost of replacing various items may well put pressure on their ability to manage other areas of their spending such as loan repayments and household bill
Commenting on the figures, Marty Foulds, senior claims manager for Halifax Home Insurance, said "At Christmas it's easy to get caught up in the excitement of the season and forget about home security. However, we all know there are criminals who see this time of the year as providing them with rich pickings. We are urging householders, especially those who plan to go away on holiday, to take measures to safeguard their home. This will go some way to avoiding an unpleasant return and of course a ruined Christmas."
As a result, he advised homeowners to take "practical measures" to deter burglars and protect their homes while they are away. Mr Foulds suggested that people keep expensive gifts out of sight. In addition, he purported that fitting timer devices to lights and installing an alarm system could help to put off prospective thieve
People wishing to make their house more secure from the threat of burglary while they are away may want to take out a homeowner loan. In applying for a loan, consumers could be able to fit door and window locks and install alarm systems. Homeowners may find that this type of loan can help them to carry out a range of property modifications. Last month, Andrew Leech, technical consultant for the National Home Improvement Council, suggested that the kitchen and bathroom are the two parts of a property which can add the most value to a home. Those looking to improve such rooms may find a homeowner loan is a helpful way of meeting such renovation costs.

What Are The Ranking Criteria For Google?

Google is by far the most important search engine on the net. To rise to the top of their search engine, you need to improve your link popularity and you need to understand how they measure your link popularity (over 50% of all search engine traffic comes from Google, and if you can rise to the top, you will likely rise to the top of all the other search engines as well).
Link popularity is defined as the number of sites that are linking to your site. Some websites have thousands or even millions of sites linking to them, while others might have only a few. The search engines use the number of inbound links your site has as a measure of how important your site is, which translates into your search engine ranking.
The actual number of links to your site is not the only variable used to calculate your link popularity. The search engines also examine the relevance of the links to the subject matter of your site. For example, if a website that sells vitamins has 4,000 inbound links, but the source of most of the links are websites that have nothing to do with vitamins, then the algorithm that search engines use to determine link popularity will take that into account, and the link popularity score will not be very good.
It is possible for a website with a relatively small number of quality inbound links to be ranked higher than a site with a bunch of irrelevant or insignificant links. If I have a website that offers quotes for auto insurance, and I have 800 quality inbound links, then I might receive a much higher search engine ranking than another mortgage site that has 3,000 links that stem from link farms or Free For All (FFA) pages.
If you try to acquire inbound by using link farms or FFA pages, not only will it hurt your search engine ranking, but you might get permanently removed from the search engine listings. Links farms are sites where you can instantly exchange links with all the sites listed in that directory. FFA pages are pointless link directories. The search engines usually discount any links that come from either of these source
Now that we understand what link popularity is and how it works, we need to look specifically at how Google measures it. They use a number of variables in their algorithm to calculate your overall link score. The higher your score, the higher you will be ranked in the search listing
One factor that Google uses in their algorithm, obviously, is the total number of sites linking to you. The more links you have, the higher your score will be. However, their algorithm is a little more complicated than that, and it is possible for a website with fewer links to be ranked higher than a website that has more link
The reason for this is because Google also measures the quality of your links. If your website is about vitamins, and the site linking to you is a video game site, then that is not considered a quality link. The link still helps your score, but the link would help your score much more if it were from a website whose subject matter is the same as your
Also, Google gives a higher score to a link if it comes from a page that has actual content that relates to your keywords. For example, if your site is about jewelry, and another jewelry website has posted a link to your site on their links page, that link is not as valuable as a link to your site coming from a blog or a message board where a lot of information about jewelry is being written or discussed.
Also, they give an even higher score to a link if it contains anchor text that matches one of the keywords that describes your site. For example, if I have a site that sells lawnmowers, and a blog about lawnmowers has posted a link to my site, it helps my score even more if the link text (also known as anchor text) is LAWNMOWERS. To learn more about anchor text, go to a search engine and look up ANCHOR TEXT and you will be able to learn about it.
Another factor used by Google to score your link popularity is the diversity of keywords contained on sites linking to you. For example, if you have a site that sells handbags, and all the links to your site are from other sites that contain nothing but the keyword HANDBAGS, Google considers that to be abnormal. To get a higher score, you need to have links coming from sites that contain a variety of keywords related to handbags, such as BUY HANDBAGS, LEATHER HANDBAGS, etc.
It is difficult to increase your link popularity, but now that you understand how your score is calculated, you can devise a plan to improve your score. You might want to consider posting to forums and blogs that contain information that is related to your site, and when you post, include a link to your site.

Foreign Ownership Rule for Land and Property in Thailand

Purchasing a land or property in Thailand is regarded as a great option for investment as well as for residence and retirement purposes. Due to its infancy and strong potential for a profitable future, Thai land and property is becoming popular and attract all categories of property buyer
Further, since the tourism sector in the country has grown from an established position into an even more productive economy, Thailand, acknowledged as 'the Spain of the East' provides superb opportunities for property investment. Above all, Thailand boasts of some excellent land or property development and that too for astonishingly cheap prices.
No wonder why many expats including Americans and Europeans invest in Thai property such as villas, condos, and other housing options. But, investing in a Thai property is based on your requirements, location ie whether near supermarket or beach, and lifestyle, ie, whether you prefer a Thai or a mixed neighborhood.
For retired foreigners seeking tranquility and solace, a best option would be to invest in property located in destinations like Koh Samui, Chiang Mai, and Phuket. If you want to have an easy accessibility to almost all facilities, then it would be better to invest in cities including Bangkok, al though prices would be exceptionally high compared to other parts of the country.
However, certain restrictions have been imposed on foreign investors in order to own a land or property in the country. In other words, the property law in Thailand does not allow foreigners or non Thais to have a freehold land in the country. But, there are certain exceptions in the law with regard to this issue. Al though a foreigner cannot purchase land or property in his own name, he has been given some alternatives to acquire a property in Thailand according to the Section 86 of the Thai Land Law, which are as follows
Buying a property through Thai spouse - Thai property law allows a foreigner with a Thai spouse to invest in a property or land in the country. But, the land or property must be registered under the name of the Thai. It is also important for the foreigner to specify that the funds used for the purchase of a property are of a Thai spouse. However, this option may sometimes become a problem in a divorce case, since a foreigner may find difficult to prove that it was a marital property.
Buying a property in the name of a Thai company - As per the property law, a non Thai can own a property in Thailand through a Thai company, provided 51% of the company's share is Thai and 49% is foreign.
Buying a property through Investment (BOI) - A foreigner can acquire a limited amount of land or property with considerable investment of fund. Under the Thai Property Law, a non Thai citizen investing 40 million baht for not less than five years can purchase up to 1500 square meters of land and that too for only residential property. But, a prior permission should be obtained from the Ministry of Interiors. Likewise, this option cannot be availed by foreigners who are looking to invest in his second house or retirement homes.
Structure Ownership - In this case, a foreigner may be granted a Right of Superficies by a Thai spouse or a Thai company. This in turn provides foreigners to have rights over all kinds of constructions on the land. The Right of Superficies usually last for a period of ten years with options to renew it again for 30 years, if required.
Leasing - This is perhaps the least complicated option for a foreigner to acquire a property or land in Thailand. Mostly, the land is leased to a non Thai for a period of 30 years, which can be again renewed for a period of 30 years. Leasing a land in Thailand is quite simple and does not require much maintenance.
Despite these options, it is important to make a thorough analysis of title deeds prior to investing in Thai property. Title deeds usually include three main types such as Chanot (Nor Sor 4), the Nor Sor 3 Gor, and the Nor Sor 3.
But, there is not any restriction for a foreigner to own or purchase a condominium in the country except for that he should bring in the whole money for buying a condominium in foreign currencies. Further, a foreigner could own only up to 49% of units of a condominium block.
With a myriad of real estate agents and property builders in the scenario, it is not at all a chaotic process to own a land or property in Thailand. Majority of them provide assistance to deal with complicated Thai law for acquiring a property in the country. Some of them even provide legal advice and conduct investigation and consultation in order to acquire a property. There are also firms providing management, project planning, and development in connection with a property.

Avoid Market Timing By Using DCA And DVA

Ideally, investors try to buy a stock when the price has reached a support level (a level at which the price is as low as it will go) and sell the stock when it hits a resistance level (a level at which the price is as high as it will go). This is easier said than done. Most investors end up missing out on a continual rise by waiting for a stock to plummet first, or sell way to early by underestimating how high the price will go. In this article, we will focus on the two most popular strategies that you can use to invest without having to worry about market timing.
Dollar cost averaging (DCA) is an investing technique intended to reduce exposure to risk associated with making a single large purchase. According to this technique, shares of stock are purchased in a specific amount on a specified periodic basis (often monthly), regardless of current performance. The theory is that this will lead to greater returns overall, since smaller numbers of shares will be bought when the cost is high, while larger number of shares will be bought while the cost is low.
An example of DCA would be as follows If I want to buy 1,200 shares of IBM stock using DCA, then I might decide to purchase 400 shares of IBM per month over the course of the next three months. Hypothetically, during month one, the price of IBM may be $105 per share, and then it might drop to $95 per share during month two, and then rise to $100 during month three. If I bought all 1,200 shares during month one, I would have cost me $105 per share. But, by spreading the purchase over a three month period, I managed to buy IBM at an average price of $100 per share.
The primary drawback of using DCA is that you may not be maximizing your overall return. If there is an indication that a certain stock is currently undervalued and might shoot up in price, you would actually make less money using DCA than if you had bought all the shares in the beginning before the price skyrocketed. So, it is not always a winning strategy to spread your purchases over a period of time.
Value averaging, also known as dollar value averaging (DVA), is a technique of adding to an investment portfolio to provide greater return than similar methods such as dollar cost averaging and random investment. With the method, investors contribute to their portfolios in such a way that the portfolio balance increases by a set amount, regardless of market fluctuations. As a result, in periods of market declines, the investor contributes more money, while in periods of market climbs, the investor contributes les
Here is an example of DVA I want to invest in Yahoo using DVA. For the sake of argument, we will say that Yahoo is currently $10 per share. I determine that the value of the amount I am going to invest over the course of 1 year will rise, on average, $1,000 each quarter as I make additional investments. If I use DVA, I invest $1,000 to start.
If, at the end of the first quarter, the share price has risen to $15 per share, that means that the value of my investment is now $1,500, which means I will only have to invest $500 at the start of the second quarter in order to bring the total amount of my investment for the first and second quarter to $2,000. So, I am investing less as the stock price increase
Dollar value averaging usually works better than cost averaging because value averaging results in less money being invested as the stock price goes up, whereas with cost averaging you continue to invest the same number of dollars regardless of the share price. But, neither of these strategies are necessarily full-proof. Make sure you know something about the company you are going to invest in before you go forward.

Chauffeuring The Rich And Famous

Chauffeur car hire is by no means restricted to weddings and special events. Although popular events for hiring a car and chauffeur to make the bride and groom feel special there are plenty of other uses for them.
Many people feel the need for chauffeurs in everyday life due to extreme pressures of work load. Being chauffeured around while they sit in comfort allows them to continue making and receiving calls and working on their laptops in safety.
Being chauffeured around has always been a bit of a statement for celebrities. They like to make a point of how they have made it to the top of fame. However, more and more these days, celebrities are yearning for their independence and attempting to drive around alone. When you look at the examples of people like Britney Spears this is probably not such a good idea.
Royalty have always been chauffeured to public functions and events and quite often make use of this facility in their private lives too. Celebrities will even hire chauffeured cars to ferry their children to school because they feel this is a safer option.
Government officials and corporate executives are frequently to be seen in the back seat of a chauffeured car - unless it has blacked out windows. A favourite addition is also to use armoured cars for protection.
Bullet proof BMW's with extra strong protection in the body and on the windows is a must to protect, particularly in gun happy areas of the world such as the U
The Pope is also among those chauffeured around in a bullet proof vehicle for protection. The Pope-mobile being one of the more famous bullet proof vehicles around.
It's easy to think that anybody can be a chauffeur in a car hired by the public, or even celebrities. Indeed, someone who drives another person about in a 'normal' car is just called a driver. However, a chauffeur, from the French word for driver, is expected to be the driver of a luxury car.
Many chauffeurs have taken part in special training. They are taught etiquette around their esteemed charges and are required to dress in very smart uniform at all times, often including a hat, tie and glove
Most importantly, they are taught special driving techniques to assess road conditions, foresee danger and avoid problems on the road with other vehicles or members of the public. Chauffeurs are taught how to anticipate dangerous situations and evade them.
They are taught to always have an exit route in mind, wherever they may be. This means they must stay alert at all times, constantly assessing the road ahead.
Chauffeurs partake in special training where they learn techniques to regain control of a vehicle once lost and how to bring the car to a safe stop even with a flat tyre. Avoidance of a problem is a much better way to handle a situation than to deal with the aftermath.
This is particularly important when you have other people's lives in your hands and not a duty a genuine chauffeur would take lightly.

Opening Your Mind To Wicca

In 1954, Gerald Gardner published Witchcraft Today in which he advocated the use of old, long established rituals and introduced many of his own devising. Gardner venerated The Goddess and women in general. He believed in the power of nature and that men and women could tune into it to alter the course of things. Gardner's work, according to several anthropologists, three direct links to ancient paganism - the use of high magic, the use of plants and herbs in spells, and the involvement of folk rites and customs to manipulate the powers of nature.
Gardner's work lead to a revival in interest of the traditions of witchcraft, not just in Britain, and he is credited by many as being the founder of what has become an officially recognized new religion - Wicca. Wicca honors The God and The Goddess (their names vary from group to group) as the two main deities and followers worship them in rites and ritual
Wicca spread and as it did, different groups developed their own rites and rituals. In England, Celtic practices and Gardnerian belief are blended together in the form of what has come to be known as British Traditional Witchcraft. In the United States, where Gardner's work was introduced and developed by Raymond Buckland, Wicca has now become an officially recognized religion.
Wicca has followers all over the world, wherever people feel a need to turn from traditional religions and return to a more Earth-based one. They practice various forms of white magic and perform rituals to attune themselves with the natural rhythm of life forces, particularly those marked by the phases of the moon and the four season
Wiccans belong to a wider movement - neo-paganism, which as the name suggests has its roots in ancient pagan belief systems. But not all neo-pagans are Wiccans the term also refers to Druidism, New Age, shamanism, ceremonial magicks, the occult sciences, voodoo, and the revival of any of the other in the myriad of pre-Christian mystical tradition
The Wicccan Rede
Wiccans live by the Wiccan Rede, a simple benevolent moral code that holds that as long as no one is harmed, "Do what thy wilt". One popular version of the Rede goes as follows and some simple interpretations follow each portion
"Bide the Wiccan Law you must,
In perfect love and perfect trust.
(Keep the laws of Wicca lovingly and with perfect trust.)
Live and let live
Fairly take and fairly give.
(Treat both nature and people as you would like to be treated.)
Cast the circle thrice about,
To keep evil spirits out.
(When making magic, Wiccans usually cast a circle around themselves. They do this three times because the number three stands for the three phases of The Lord and The Lady.)
To bind the spell every time,
Let the spell be spake in rhyme.
(By speaking their spells in rhyme, witches believe it gives the conscious mind something to think about, while the unconscious mind taps the energy of nature and the magic is done.)
Soft of eye and light of touch
Speak little and listen much.
(Wise magic makers are gentle. They listen and learn.)
Deasil go by the waxing moon,
Sing and dance the Witches' Rune.
(When the moon is waxing - moving from slim crescent to plump fullness, it is the time to move round the ritual circle clockwise as this draws in good things.)
Widdershins go when the moon doth wane,
And werewolves howl by the dream wolfsbane.
(When the moon is waning is the time to move round the circle anti-clockwise as this takes away negativity. Wolfbane's toxicity makes it a feared palnt.)
When the Lady's moon is new
Kiss thy hand to Her times two.
(Welcome the new moon - just visible in the sky after being dark for three night - welcome her by kissing the index and middle fingers twice.)
When the moon rides at her peak,
Then your heart's desire speak.
(When the moon is full, you can ask her for anything as she will grant the heart's desire.)
Heed the north wind's mighty gale,
Lock the door and drop the sail.
When the wind comes from the south,
Love will kiss thee on the mouth.
When the wind blows from the east,
Expect the new and set the feast.
When the west wind blows o'er thee,
The departed spirits restless be.
(These lines refer to the elements with the four directions.)
Nine woods cauldron go,
Burn them fast and burn them slow.
Elder the Lady's tree,
Burn it not, or cursed be.
(There are nine different magical woods burned in the witch's cauldron during various rituals - apple, birch, fir, hawthorn, oak, rowan, vine, and willow. Elder wood is never burned because the tree is sacred to The Lady.)
When the Wheel begins to turn,
Let the Beltane fires burn.
When the Wheel has turned to Yule,
Light the log and let Pan rule.
(This refers to the cycle of the year. Beltane, the spring Sabbath and Yule the winter one, sit at opposite ends of the wheel of the year.)
Heed ye flower, bush and tree,
And by the Blessed Lady be!
(For The Lady's sake, nurture and respect nature.)
Where the rippling waters flow,
Cast a stone and truth you'll know.
(Actions spread like the ripples caused by a stone cast on the water, affecting everyone and everything around.)
Whenever you do have a need,
Harken not to others' greed.
(Never take money in exchange for using magical powers.)
With the fool no seasons spend,
Nor be counted as his friend.
(Others associate you with the company you keep. If you mix with fools, then that is how you will be regarded as well.)
Merry meet and merry part,
Bright the cheeks and warm the heart.
(The company of friends is the best company there is.)
Mind the threefold law you should,
Three times bad and three times good.
(Always remember that whatever you do, good or bad, will come back to you threefold.)
When misfortune is enow.
Wear the blue star on your brow.
(When trouble beckons, visualize a blue pentagram on your forehead for protection.)
True in love ever be.
Unless thy love is false to thee.
(Always be loyal in love, but if you are let down, then move on.)
Eight words the Wiccan Rede fulfill,
"And it harm none, do what ye will".
(Feel free to do as you like, so long as in doing so no one else comes to harm.)

The Key to Finding a Good Bass Fishing Guide

A good bass fishing guide is the ultimate companion. No matter how experienced you are, you could always learn something from another individual that has experience in the hobby, whether he or she is a professional or simply goes to the local lake when they have a spare day.
Everyone's bass fishing experience is different and we all learn different things that can help to improve our style and/or technique. Contributing to our individual knowledge of fishing can always help us to catch more bass!
Before looking for a good guide, you should initially determine what level of fisherman or woman you are. This does not really matter in the case of an expert, but it does matter if you are just starting out or have been fishing recreationally for less than a year because expert guides will be too complex if you do not have a mastery of the basics just yet. This will limit the range of good bass fishing guides that you can go for, but an expert can choose from any and all bass fishing guides out there today!
You should then decide where you are to get your book from. You will find many different guides on the Internet and in bookstores. The former can be regular books or ebook, whilst the latter is just limited to regular books. It largely depends on the nature of the book that you want.
If you want it in a more easy to read form then you should probably take a look at ebooks, but if you prefer having something bound to hold in your hand then a regular book it is. This choice is largely down to personal preference. However, you may want to take a look on the Internet regardless of what type of book you actually want. The Internet has a much wider range of material available because Internet stores can obviously carry much larger volumes of books than regular bookstore
In order to find a list of possible bass fishing guides, you can either go straight to a huge online store like Amazon, or you could use a search engine and look through the results in your own time. It is unlikely that you will find good bass fishing guides in ebook form from a huge online bookstore!
When looking for a good bass fishing guide, you should not pick books at random because you will almost certainly end up with a turkey! The best selling books are also not always the best, but how else will you find a good guide that can supplement your knowledge of fishing? The best thing to do is ask around. Ask those individuals you know that also enjoy fishing if they can recommend any good bass fishing guides or if they at least know a good author.

What Not To Do When Learning A Language

Learning a foreign language is an interesting experience. It's not something to be taken lightly. There are many hours of study, many days of no apparent progress and many reasons to stop.
People attempt to learn languages, fail, and then attempt again with the idea that the process will eventually change. Perhaps, it wasn't the right time, too much going on or the teacher was bad.
I learned Spanish at age 22 and know what obstacles await adult learners. The most common are frustration and despair.
Frustration because of a perceived lack of progress and despair because of a lack of support and time. Many students have given up because one of these two reason
The good news is these can be handled easily once you become aware of their role in your language learning. You can recognize them when they strike and move on without missing a beat.
Here are three things to be aware of
#1 - Don't get down when things don't happen quickly. You need to realize that many things are happening on the inside that you're not aware of. You just don't see the progress being made.
Here's an example. When you plant a seed in a pot, you need to water it and give it sunshine. If you look at the soil after 2 days you won't see any progress. If you look after a week, you won't see any progress. If you look after 9 days you still won't see any progres
If you decide to stop watering and giving sunshine because nothing is happening, you will kill the plant.
Yet, all that time, the roots were growing and the seed was expanding below the soil. The same is happening in your brain as your learning the language.
#2 - Don't listen to naysayers. There will be many people that see you studying and tell you that it's "too difficult", "too late", you're "too old" to learn a foreign language.
If you're not careful, you'll start to believe them and stop "watering the plant." You need a support group, even if it's one person, who will remind you that you're on the right track.
#3 - Don't get stressed over time limitations. Obviously, you would love to have more time to dedicate to studying the language. But, with family commitments, job commitments and all the rest, you have to work with what you have.
There are numerous ways to learn on the run, without adding extra hours to your day. Use the time you commute to study verbs or listen to tapes. Talk to yourself in the shower. You don't need a lot of time each day to study. Just enough to keep the fires burning.
Remember, for language learning, 15 minutes a day for a week is much better than an hour twice a week.
You can make it to the finish line if you are aware of the pitfalls that await. Just make the right decisions along the way and you'll arrive before you know it.

Increasing Sales through Distributor Promotions

There are some fun and inexpensive ways to increase sales when you become a distributor. A distributor is an exciting home business to have either part time or full time. The more items that you are able to distribute the more successful your business will be. Increasing sales through effective and low-cost methods is one of the ways to help promote and turn your home business into a very profitable second income. In fact, many people are able to be a distributor as a full time income after they have gotten fully established.
One way to increase your sales without costing you a single cent is through a technique known as suggestive selling. Suggestive selling is suggesting a complimentary product or item to go with the customer's order. For example, if you order a fast food meal the cashier will often ask you if you would like a dessert with it or if you would like to make it a large. The cashier is following suggestive selling. How would you do this as a distributor? You can verify your customer's orders for your products and services with a thank you letter or a confirmation letter through the email. When you write the letter, you can suggest another product or item to go with it. If you automatically process orders, you can have a section on the order confirmation page suggesting that the customer purchase a gift box for their item to be shipped or perhaps that they sign up for a paid electronic magazine that covers the topic of the type of products you distribute?
Another great technique for increasing sales is to offer free shipping and handling. This will enable customers to receive your products without being charged additional money. In the majority of businesses you can deduct the cost of shipping and handling from your taxable income and profits. This means that free shipping and handling does not end up costing you anything in the long run. In fact, many people will not make an Internet purchase if there is not free shipping and handling offered by the Web store.
Provide a free gift with a minimum purchase. This will increase the potential for sales because often people will buy more than they normally would have because they like the free gift and want to receive it. For example, if you distribute nutritional supplements you could offer a small skin cleanser or a free nutritional supplement bar with a minimum order of $25. The profit that you make from the minimum order should exceed the wholesale cost of the item you are giving for free. Distributing wellness and health products is an excellent home business because there are many inexpensive items that you can offer as free gifts with minimum purchases to increase your over-all sales on the Internet.
Another option for a free gift is to offer the buy a minimum number and receive a free gift. For example, you can offer every fourth product is free as long as it does not exceed the cost of the lowest priced item. You will more than make up the difference for the wholesale cost of the item and you will ensure that the customer orders a minimum of three products that you have to distribute. This is an excellent way to increase your sales and keep your customers happy. Consumers enjoy getting bargains and receiving free items. If you are a distributor for wellness and health items, you can easily cover the cost of the free item with what you will pay as wholesale prices.

A Business on a Budget

Starting a small home business on a budget is extremely possible. You will be amazed at how quickly you can expand your budget and use your profits to grow your new business. The key is to select a small home business that offers products that are consumable. This will ensure that you have a continual flow of repeat customers to keep your business operational and profitable. Here are some tips for starting a business on a budget.
Select a small business that can be based on a consumable product. The wellness industry is rapidly growing as more and more consumers are paying attention to their health. You can market and sell a variety of health related products in the wellness industry that will benefit your customers and bring you repeat sales that last for many years. For example, skin care products are extremely popular. When a customer uses up the entire product, they will return to your small home business to order more. This ensures that you have repeat clients on a continual basis to keep your business profitable and growing.
Choose a small home business that has no or very little start-up costs. There are many places on the Internet where you can become a distributor for a specific set of wellness related products with no start-up costs at all. This means that as you distribute the product and earn a residual income, you can put the profits back into the business to help it grow and expand rapidly. Before you know it a few sales a week will turn into a many sales per day while you grow and expand your distributorship.
Some people select wellness products that are inexpensive or are offered at whole sale prices. This means that you can sell these products or provide a service to others without sinking a fortune in the start-up of the business. Each time that you make a sell or a client uses your service, set aside part of the money to re-invest in your business. For example, you can save half of your profit to purchase more products for your inventory. Or you can use half of the profit to market and advertise your new small home business. Using your profits to build and expand your business will enable you to stay within a budget and have the least amount of risk in your busines
Another key factor to staying on a budget with a new small home business is to plan your expenses. Do you really need a new computer to operate your business? Do you really need a new outfit to attend a trade show or informational seminar? There are many times that new business owners feel that they absolutely have to have a certain item to be successful. Stop and think about your purchases and determine if you really must have the new item to operate the business. You can always upgrade your computer or buy that outfit in the future after your business has become stronger
Learn the tax deductions that you are entitled with your small home business. For example, you may be able to take off a percentage of your mortgage, internet connection fees and even electricity. You should consult with a financial advisor to find out what types of things you need to save receipts for and enable you to take the highest tax deductions to save you money and help you operate the small home business on a budget.

Catfish Fishing Basics For Beginners

The common idea of catfishing is sitting on a bank in a lawn chair with poles and a case of drinks. This method can produce fish at times, nevertheless, in order to catch catfish all day, all night and all year requires a bit more knowledge and finesse.
By necessity, this information will be very general. Each body of water has its own unique quirks, and it helps to know the waters you are fishing in. What works in Alabama may work differently in Maine or Texa
There are 39 species of catfish in North America, but only three are of any importance to fisherman. They are the Blue Catfish (Ictalurus furcatas), the Flathead, or Yellow Catfish (Pylodictus olivares), and the Channel Catfish (Ictalurus puctatus). The other species are of little concern because of their small size or limited distribution.
All catfish share some basic anatomical features. They all have "whiskers" which are actually very sensitive sensory organs, an incredible sense of smell that can detect food concentrations of as little as one part per million, and 'taste-buds' along the entire length of their body.
They all have sharp, mildly venomous spines on each pectoral fin and on the dorsal fin. The venom is not normally harmful to humans, but if it stings too much for you, here is a little known trick to make it go away. Simply rub the catfish's tail over the wound and it will stop hurting. The mucous that all catfish secrete has an antidote for the venom in it.
Blue Catfish are primarily big-river fish indigenous to the Ohio, Missouri and Mississippi River systems, ranging from Virginia south through Tennessee, western North Carolina, Georgia, Alabama, east Texas, east Mexico and Guatemala.
They are popular 'stockers' in pay lakes. Blue Catfish differ from the other two species in that they are active and aggressive in the winter. Blue Catfish run large, up to 100 pounds and more. 50 pounders are not uncommon.
In appearance, they are heavy-bodied, but streamlined. They are slate blue on the back and sides fading to white on the belly, with no markings of any kind. They have a deeply forked tail and 30-35 rays on the anal fin. Smaller specimens are often confused with Channel Catfish where their habitats overlap.
Blue Catfish spawn when the water temperature reaches 70-75 degrees F. They lay their eggs under logs, brush, debris, or along undercut banks without making a nest of any kind. Blue Catfish prefer sandy bottoms and moderate current.
The largest specimens are usually caught on trotlines using live bluegills, goldfish or other baitfish. They can be caught on cut-bait, nightcrawlers and 'stink-bait' as well. They are active feeders all year long and make wonderful table-fare.
The Yellow, or Flathead Catfish range from the lower Great Lakes south through the Mississippi River Basin all the way to the Gulf States. In size, Yellow Catfish can reach lengths of 3-4 feet and 100 pounds or more. Fish in the 50 pound range are not uncommon. As the name suggests, they have an angular, 'flat' head and no fork in the tail.
They are actually members of the bullhead family of catfish. Their color ranges from yellow to olive brown on the back and sides with much black or brown mottling, fading to pale yellow or cream colored on the belly.
Flathead Catfish spawn when the water temperature reaches 72-84 degrees F. They build nests in structure such as rocks, undercut banks and large bottom debris, logs, old tires, etc.
Yellow Catfish prefer deep holes in streams, rivers and lakes where the water is turbid and has slower currents. More so than the other two species, Flatheads are pure predators and eat fish, including their own kind. The largest fish are invariably caught on trotlines using live bluegills, where legal. They are active feeders at night in the spring and summer and are good eating.
